There are 3 Major Trends that will propel Real Estate Value Higher And Higher in its upward trajectory.

1) Jesus said, "As it was in the days of Noah so shall it be in the days of the Son of Man" (Matthew 24)

In Genesis chapter 6 Noah's time. It begins with verse one, "WHEN MEN BEGAN TO MULTIPLY ON THE FACE OF THE EARTH.

There Will Be A Huge Population Explosion in the end time similar to Noah's days just before the Flood.


2) The Earth abides for ever.(Ecclesiates 1)

Earth will last for ever. But all that is created is all there there is. Only land reclamation will increase it a little more.
So demand will outstrip supply eventually. More and more agricultural lands will be converted to factories, shops, houses and condos for the ever expanding human beings on planet earth.

How?

3) In Revelation 6 it says, "A measure of wheat for a penny; or three measures of barley for a penny"

As more and more lands for agriculture are converted to houses & factories less and less food will be grown. So there will be inflation. Inflation is the norm although there might be periods of recession. Every time house prices dip they will rebound again due to ever increasing inflation.

So there you go.

No. 1 Earth & its resources are limited & finite.
No. 2 Population Growth is unstoppable. 7 billions? 10 billions? 1 trillion? Demand exceeds supply.
No. 3 Inflation is the norm for the far future.

Mark Twain says, "Buy land for they don't make them any more".

The best thing to buy on earth is earth.

However, not all areas of earth is good. There are inaccessible mountains, ice covered North Pole and South Pole and dry arid deserts.

Deserts? Yes in Nevada USA as I passed by the arid desert, the tourist guide told us that those lands there are going at only US$500 an acre with no takers. So not just NTA - the quality of the NTA counts a lot. Nevada desert lands are of practically no use.

So we MUST SEARCH OUT THE NTA OF A COMPANY TO SEE ITS ACTUAL VALUE.

For Namfatt it was selling at 50 cents with NTA over Rm2.00. Yet Namfatt went bankrupt. Why? Namfatt owned 1,000 acres of prime land in Phang Nga Bay, Thailand. In year 2014 Tsunami Struck and killed thousands of people in Phang Nga Bay. So Namfatt's lands turned valueless almost instantly and Namfatt wemt bankrupt.

Megan Media was selling at 60 cents with NTA over Rm2.00
Megan Media also a gone case. It was discovered later that its Blue Ray Disc Factory was non existence and its address all fictitious. So NTA is fake.

It was said that those who invested very early stage in pre Ipo Seed money of

Public Bank made Rm1 millions out of only Rm1.00.

However, this is only open to a very small circle of early investors. The majority of the public are totally unaware and have no way to invest.

But many have bought HDB Low Cost Flats from the SPORE GOVT in early 1970s. Those 3 rooms HDB Flats in Redhill, Lower Delta Road & Queenstown cost only S$9,000 a unit. Today after 40 years they have grown to S$500,000 a unit or about Rm1.5 millions.

But you are a Malaysian. So what?
Anyone could have bought a 2 storey house in Lorong Maarof, Bangsar Park, KL in 1970 for Rm20,000. Today it has skyrocketed to a cool Rm2 millions!

And take Jim Rogers, the Billionaire Tycoon, who migrated from USA to Spore.

THE LOGIC OF BUYING KULIM

When Calvin called for a buy on Kulim there weren't any visible reason for so doing.

Plantation shares were hit by the twin collapse of Crude Oil & Vegetable Oils. Kulim's real earnings were only mediocre.

Its Rm1 billions Cash wind fall was due to asset disposal.

Moreover, according to other "expert" Kulim is a down trending stock. Better chase momentum stocks than "dead" stocks with little prospects.

So there is very little reason to buy Kulim at Rm2.50

Why then should Calvin Tan Research focus on Kulim?

Not if you understand DEEP VALUE INVESTMENTS FROM THE ANGLE OF NTA.

To Calvin Cash can be liquid (Real Rm100 dollar bills

Or Cash deposited in the Bank with monthly or yearly statements.

MOMENTUM INVESTORS AND HOT STOCK CHASERS CANNOT UNDERSTAND THE LOGIC OF BUYING INTO KULIM WHEN PALM OIL PRICES ARE DOWN. STOCK PRICE IS ALSO DOWN.

LET ME ILLUSTRATE

I bought a house from Johor High Court Auction in 2008 - Right after the Lehman Brothers' debacle. I got it at rock bottom prices.

After buying I found out that the house was owned by Mr S the neighbour.

Mr S has over extended himself by over investing in Budget Hotels (He has about 8 Budget Hotels.

Business was bad and Mr S could not keep up with monthly installment. So he got his house foreclosed by the Bank. So I bought it from auction.

It was a really tough time for Mr S as he still have to service the loans of about 4 more Budget Hotels; although 4 were fully paid.

Then One Day All His Problems Were Solved

How?

Mr S decided to close shop for good. So he SOLD OFF ALL 8 BUDGET HOTELS & SETLLED IN FULL THE 4 HOTELS WITH OUTSTANDING LOAN.

MR. S ENDED WITH A SURPLUS OF A FEW MILLION RINGGIT AND RETIRED FOR GOOD

THIS IS WHAT KULIM IS DOING (OR WHAT JOHOR CORP IS DOING)

YOU SEE, THE SUM TOTAL OF ALL THE ASSETS OF KULIM IF SOLD AT MARKET IS WORTH FAR MORE THAN RM5. PERHAPS RM10? SO BY GIVING A PRIVATISATION OF RM4.10 J CORP WILL BE MAKING A KILLING. And all share holders will also make a smaller killing.

Investing by High NTA is an investment approach of Calvin Tan. Like going for deep sea fishng. Children, small boys and girls catching guppies and other longkang fish cannot fathom the meaning of deep sea fishing.

In deep sea fishing your fishing line extends 300 to 500 feet deep. The sinker or weight itself could be half a kg to one kg heavy in the turbulent current. But deep in the sea bed the biggest fishes lurk.

Another Angle of NTA Investing

My Friend, Mr. Tan Pao, who own 200 houses in Iskandar, told me this true story.

Tan Pao has a fellow Real Estate investor who only specializes in buying Old Run Down Shophouses.

His purpose was to convert them into BIRD NEST HOUSES. In early years he kept buying and converting them into BIRD NEST HOUSES until he has a total of 40 BIRD NEST SHOP HOUSES.

Not all are successful. Out of 40 only 10 are filled with Bird Nests!

The other 30 have some fair success - some with even 300 to 500 Bird Nests.

Now his friend wanted to sell these other 30 shophouses at Market Rate Only (The Best Nests Are Free with the Shop).

HA!

THIS IS THE LOGIC!

EVEN IF HE DIDN'T MAKE MONEY FROM BIRD NEST BUSINESS FOR THE 30 SHOPS. HE IS STILL MAKING VERY GOOD MONEY AS THE SHOPS BOUGHT 5 to 8 YEARS AGO IN ISKANDAR HAVE ALL GONE UP IN PRICES!!!

THE SHOPS WERE PURCHASED FROM JOHOR HIGH COURT AUCTIONS AT RM100 TO RM150.

NOW PRICES HAVE ALL SHOT PAST RM500K EACH!

SO THE ASSETS MADE FAR MORE MONEY THAN THE BUSINESS!!

Good Evening Again,

In Year 1990 I met Mr Lee of P Auto from Sitiawan.

Mr. Lee was a vacuum salesman before he started his Used Car Business in Sitiawan.

He traveled to KL and bought 2nd hand cars and drove them back to Sitiawan for sale. One day he told me he bought up few acre plots of mainroad frontage lands to stock his used cars. While his car business thrived his land also appreciated even faster in prices.

After 30 years Sri Manjung in Sitiawan boomed into a rich Big Town. And Mr. Lee's lands spiralled upward in price. Seeing the housing Boom Mr. Lee decided to convert those lands for car business into High End Houses. His Income Exploded Upwards!

He made MORE FROM HIS LANDS (ASSETS) IN 3 YEARS THAN ALL HIS 30 YEARS OF SELLING USED CARS. A Car may make him a profit of Rm2,000 while selling a house can make up to RM200,000 or more!

So His Assets Grew Exponentially! For more than doing business!

This was what happened to F & N which owned the Prime Factory Lands of Chan Sow Lin many years ago in KL. F & N made more money from building commercial shops and selling them than from bottling soft drinks.

The same is repeated by Yeo Hiap Seng (Spore) YHS VERY, VERY PRIME FACTORIES ALONG BUKIT TIMAH MAIN ROAD WERE CONVERTED INTO HIGH END CONDOS IN SPORE!!!

So Calvin is looking for Companies with HIGH NTA WITH HIGHLY VALUABLE ASSETS Overlooked by the investing crowd looking at mere earnings only.

In property investment we make money when we buy; not when we sell.
Why?

If we buy at deep, deep discount we already made good money. We own something of Value at much lower cost.

Same goes for shares. If we pay 10 cents for ringgit we are already in the money.
