Johor since the middle of last year had been the hotbed of investment be it property counters and the involvement in Data Centre Theme. In a RHB Report dated 13 May 2024 Titled [Real Estate - JS-SEZ: The New Chapter of Iskandar Malaysia] mentioned a list of major landowners in Iskandar Malaysia. Further extrapolating from the list, the table below shows the share price performances of these landowners.

Surging property prices in Johor as seen from recent transactions with KSL, Paragon Globe, Crescendo and AME Elite are some of the anecdotal evidence that land prices are indeed moving up. Hence, one needs to take a closer look at IWCity as it lags behind its peers by a far margin. Hence, an opportunity for the late comers to catch up with very low downside risks.

Data Center is just normal building project---75% real Cost are Data Equipment which are not supply by Mah Sing---Real beneficiary for next 50years are TNB and Ranhill Johor or Syabas Selangor ( Both water suppliers are in private hand or going to be )

Mah Sing jobs at RM2.829bil this year

In the second half of this year, he told StarBiz that the Klang Valley would see the development of Mah Sing’s projects such as M Zenya with a GDV of RM307mil in Kepong, M Azura (RM255mil) in Setapak, M Terra (RM472mil) in Puchong, M Legasi (RM63mil) in Semenyih and MSS Business Park (RM69mil) in Sepang.

In Johor, the group is set to develop the M Sinar project with a GDV of RM167mil and the M Tiara project with a GDV of RM396mil.
