Instead they bought Utusan’s printing plant. That plant will cost substantial money to partially tear down to fit Genetec’s business and then rebuild. I visited the plant when Utusan invited me. Not easy nor cheap to “renovate”

Our King’s money (!?) in this company is one thing. The most important thing for believers/speculators/etc is “When tf will the share price move up substantially?”

It’s what both parties call a “Master Framework Agreement”. Nothing really concrete at this stage as far as I know. I had posted before I would’ve like to read the agreement but Ptrans knew there was no need nor requirement to reveal the agreement. Meh. The crafting of the announcement is quite clever but two things stood out for me in the announcement (which I’ll keep to myself)

Like I have said, I’m not too enthusiastic about this new venture. I’d also posted my curiosity regarding it, why Ptrans possibly see limitations with regards to expanding on their core biz as well as “I dunno wtf Cheong and Eddie have in mind” (way way paraphrased for the last bit haha)

Jerung, regarding your question about last Friday’s price action : Well, the market was good that day. And boss Cheong 100% took paper profit by transferring his placement shares from one account to two others. And, of course, folks noticed Eddie bought a bit more the day before (the 8th)

It’s very obvious to me that this started quite awhile back, way back before the PP; they’d been talking and we can ignore the Edge article that Cheong basically said he knows Eddie but divulge nothing else. Clear sign to me both have had coffee way more than once

I’m super curious why the company chose this diversification path instead of expanding on their core business…. perhaps they know they’re very unlikely to penetrate other states when it comes to bus terminals with retail recurring income. Why not look further into what they’re really doing (real estate with recurring rental income by acquiring yield accretive industrial assets)? Just thinking….

Cita used to be very a complicated company before the emergence of Aaron Chen. Their HQ in Balakong (as well as a very nearby asset, opposite a 99 Speedmart warehouse) wasn’t the only reservations I had about the company (ie. I didn’t like both assets); I met with two of their staff a few years ago and their explanations about the company made my eyes open wider

But that was back then. Hopefully things will turn around for them coz I think Aaron knows his stuff

The sharp drop was due to the recent QR. Yes, profit increased but the detailed numbers made investors knee-jerk sell when they didn’t realise those numbers are due to expansion, purchase of Sushi King private equity and dividend paid

Tree, as I posted before, I think a sale-leaseback arrangement with KIPREIT of one or two of the existing terminals is most likely one of the main reasons for Eddie’s interest. PTrans have already mentioned they have embarked on an asset light strategy by providing terminal management services. So, sale-leaseback would be part of the asset light strategy

Securing TF Valuemart’s tenancy for the upcoming Bidor terminal will be another recurring income. PTrans didn’t specify what size the hypermarket would be but TF usually do not take up more than 80,000 square feet net lettable space.

There should be more commuters (and footfalls for retail shopping at the terminals) with the elections, Christmas, New Year and CNY coming

Looking further ahead, I doubt PTrans would be interested to expand beyond Perak. Selangor would not be feasible. Perhaps in Pahang. As usual, it ain’t easy to even start a new bus terminal (SPAD, etc)

As an aside (or maybe actually relevant), I found it odd that PTrans posted Eddie’s 7/11 purchase during yesterday’s lunch break; they can choose to post it after market close. To arrest yesterday’s morning slide, perhaps? :)

In my very humble opinion, these are my thoughts on the reasons behind Eddie’s moves (his previous PP take up and recent open market purchases) :

1) Ptrans real estate. I think that’s his real reason
2) Going into something where he has no presence (transport, retail, logistics in Perak) and market share
3) He sees adding value creation to Ptrans and perhaps see hidden efficiency opportunities
4) Possible KIPREIT tie-up (refer to my past posts here)

I’ve been going over the numbers to see what could be a takeover price. It’s still quite some ways to go for Eddie and his dad at this early stage. I’m confident he’ll continue shopping and firming things up behind the scenes

But, of course, traders don’t give a rat’s ass bout this, hence the profit taking this week thus far.

Some thinks a company doing SBB is a good sign. But some PLCs know the mindset of retailers. Get what I mean? There are many many many examples. Someone informed me TS Ikmal keeps buying and he followed by buying also. What happened?

Syscorp has over a billion issued shares. Any company with that amount of shares is something I’m very wary of. I don’t know or haven’t yet researched what is their negative “Other reserve” amounting to close to -RM300M. They do, however, have kept their profits of RM160M (retained earnings)

Again, their treasury is negative. But they have real estate

But it’s perfectly find to trade such counters. Just set your sell price and never be seduced
