Quite a good deal for GOB as the land cost may be deemed quite cheap if the project can generate a GDV of RM900 mil. Effectively, the land cost of RM23.59 mil (RM3.66 psf) is worked out to be 2.62% of the GDV.
The good news is that GOB has to pay only RM 2.5 mil upfront, and the balance over a period of up to 10 years, to lock in 148 acres of land for development over the next 10 years.
