IGB’s portfolio of office buildings are all carried in its book at historical cost (see Table AA) of just RM570m versus our estimated market value of RM1.67bil. For example, The Gardens North Tower is carried in its book at just RM140m or RM329psf, while Gardens South Tower is at RM136.9m or RM335psf. This is despite both buildings enjoying excellent prime rents of RM6-6.50psf. Based on capitalization rates of between 6-7%, the potential revaluation surplus is estimated to be about RM1.1bil, representing almost 74sen/share (or 30% of IGB’s current market capitalization.
Management is also looking at the possibility of launching an office REIT, which would likely take place only after the debut of its retail REIT. Such a move would crystallize the deep embedded value of its office assets.

In a statement issued late on Sunday, the Taipei City Government announced that the consortium, led by IGB Corp BHD, a Malaysia-based company engaged in investment holding and property development, had beaten two other bidders for the project, with a total investment of between NT$70 billion and NT$80 billion (US$2.39 billion to US$2.73 billion).
The IGB share buyback still continue in large volume ......... I don't think the management wants the price to drop too drastic. Otherwise, this is quite a gem for takeover target ..... :))
IGB: Consortium to build RM8.4bn Taipei Twin Towers. A consortium led by IGB Corp together with Japanese and Taiwanese partners have won the bid to build the Taipei Twin Towers at a cost of between TWD70bn and TWD80bn (RM7.3bn and RM8.4bn), various Taiwan media reported. The two buildings are scheduled for completion in 2017 and 2018 respectively. When completed, the towers will serve as the main hub for the Taoyuan airport mass rapid transit line to Taipei and five other railway and mass rapid transit lines in the capital. (StarBiz)
KeChing!!! $$$$$...... Nothing is wrong with the Company.... In fact, they r VERY Smart, to play down the exciting news of their bidding of the Taiwan project for now..... Usually, this kind of sweeten period will see some new investors coming in, and they don't want the price to spike too high, or else they have to pay high premium for their shares. Likewise, by holding steady the share price and the share buyback by the company, it is Very Strong signal to BUY now and wait for the rally ..... This is a very volatile stock and can swing very Fast........ Good Luck!!!
