1. Your 524 million Menara Bangkok Bank has been completed last year, don't think its the one. Ritz-Carlton Residences is supposed to be a 1 billion project, just not sure the percentage sold and there's no way to know the cash flow from this project until the percentage is revealed.

2. Most of BJCorp debt is a result of debts in BJLand and BJLand's cost of financing is actually lower during 4QFY17 but BJCorp's for the same quarter has actually risen.

Anyway, I have emailed BJCorp seeking clarification. Thanks.

Berjaya Corp Bhd trimmed its 1QFY18 net loss to RM43.4 mln, from RM62.7 mln a year earlier – mainly due to lower tax expenses, even as revenue slipped marginally by 1.2% Y.o.Y to RM2.2 bln, from RM2.22 bln a year ago.
PN-17 company Berjaya Media Bhd’s 1QFY18 net loss has narrowed by 29.8% Y.o.Y to RM1.5 mln, from RM2.1 mln in the same quarter last year, on the back of lower impairment losses on investments, while revenue lost 6.8% Y.o.Y to RM10.1 mln, from RM10.9 mln last year. Future prospects could include diversification into new businesses outside the media sector. (The Star Online)

alas, wait for the Ritz-Carlton residences being completed and sold, let the Jeju case closed and compensation paid, let the sold China project money paid soon, that's easily an at least RM 3 billion cut in total debt, with a savings of at least RM 100 million a year.

bjcorp is investment theme like that loh....!!

Suppose ur very rich sister in spore have SGD 2m in SPORE bank earning fixed deposits 0.2% pa interest wanted to exchange, with ur fixed deposits of Rm 2m in msia which earn 4% pa interest on one on one basis, would u exchange with her ?
The answer is definitely yes mah...!!

The samething with Bjcorp share price Rm 0.345 but fair value Rm 1.40, so surely it is a worth while to buy mah...although bjcorp earnings yield is 1% pa loh....!!
If u think of buying Bjcorp.........just think Spore low interest Deposits....in which ur rich sister going to exchange with u loh..!!

I have high financial leverage and low sub 1% in 1 property I bought

What is it?

I bought a Semi Detached Corner House for Rm260,000 in booming Iskandar in year 2008.

Ha! I borrowed money to finance the house. Since rental cannot cover installment at that time I decided to leave it vacant.

Ha! low roe of 1%. For this house it was negative as I kept it as a store.

Then price gone double to Rm520,000

haha so good?

So I even took out overdraft on the house as value has SHOT UP!!

Hohoho!

Now I use these "extra CASH" to buy more Bj Corp shares.

As for the House?

"REALLY HIGH FINANCIAL LEVERAGE WITH NEGATIVE ROA"

Do I worry?

NO!

PRICE HAS GONE UP HIGHER.

SOME ONE OFFERED ME RM800,000 FOR THE HOUSE & I REFUSED.

WHY I REFUSED?

I Just Visited Bkt Jalil, KL & Called Up one Similar Freehold Corner House for Sale.

The owner asked for Rm2.4 millions! Wowee!

3 Times my House in Iskandar.

SO?

SO I WILL KEEP THIS HIGHLY LEVERAGED HOUSE WITH ZERO ROA FOR A LONG LONG TIME TO COME

WHO KNOWS?

ONE FINE DAY. MY HOUSE COULD ALSO GO UP TO RM2.4 MILLIONS

AND HIGH LEVEL OF LEVERAGE?

I WELCOME THAT DAY WHEN I COULD BORROW RM2 MILLIONS ON THIS SAME HOUSE

Lots of patience needed. A friend just refused to sell his bird nest when it was 1k per kg 4yrs ago. He kept all his farm production for 3 yrs n it is now 5k per kg! Lots of patience needed.

if a company has high financial leverage meant that most of its assets r being bot by borrowing. with a high financial leverage, there is an increased risk of financial failure due to the inability to service the borrowings if there is a change in market condition.
