But one good news from today AGM is that their are converting Berjaya Hill land into freehold status and will develop a Boarding School, care home and range of resort and education related development. This will definitely enhance the land value by many multiple and the book value is only rm0.48 psf.

9% is used to value it's intangible and goodwill(?) lah... the higher the percentage the lower the present value of it's intangible and goodwill in the balance sheet, meaning higher impairment. It's raised when asked about the impairment cause bjcorp is making 1-2% on it's equity according to one asking question
