Crescendo has landbank 2600 acres @ 113,256,000 sqft in JB. After sold lands in November last year and recent 4th of April (two times to Microsoft Payment) which totaling 5,589,537 sqft, the landbank balance is still as high as 107,666,463 sqft.
Crescendo said the disposal consideration was negotiated on a "willing-buyer willing-seller" basis, means "buy it or leave it", no bargaining power from buyer.
Where else can Cresendo sell to Microsoft? I remember also KSL said his land worth RM600 psf. I heard when negotiate with Microsoft, Cresendo is like little mouse. They want to sell RM300psf but microsft said RM120psf take it or leave it
Mah Sing Group Bhd’s wholly owned subsidiary Venice View Development Sdn Bhd has entered into a conditional sale and purchase agreement to acquire 40.4686 hectares (100 acres) for RM103.75 million.

Really genius deal! Crescendo still have 1,200 acres land at Bandar Cemerlang, Johor. This land is now comparable to YTLP's Kulai land. Its now worth RM6.3 billion, which is 6x the market cap of Crescendo!!

Of note is that Crescendo sold a piece of land of 23 acres in Johor to Microsoft Payments at RM120 pst, what a genius deal for Crescendo management!!
FYI, YTLP bought the 657ha Kulai land at just RM6.00 psf, which means the Kulai land has appreciated in value by 20 times in just 2 years!! It was valued at RM430m then but is now worth RM8.5 billion !!!
You should also peruse Analyst Briefing by Crescendo for better understanding of its Board Of Directors' business strategy, prospect and future direction of the company. And to compare with the AmRearch paper in 2013 (10 years ago) to see how things materialised gradually under able leadership of Crescendo.

Well aware of their land at Desa Cemerlang, and NCIP, has got tremendous potential. Many not aware of Crescendo as property developer as compared to Mah Sing, Matrix, SP Setia, UemS, etc. Coming Quarter result will sure surprise everyone !!
Hi all, what do you all think about the market today? My broker says that it is possibly the work of someone who holds big amount of share, after dividend the price went down, and to maximize profit he need to jack up the price to the price he bought before dividend. Then when many ppl join the wagon, he slowly sell off at higher price to 割韭菜. I saw the price near closing someone even put 3.95 and many ridiculous price , as if to jack up the price real good. Even if the company prospect is good, the price hike shouldn’t be this abnormal, especially after ex-date. This price don’t even happen during land sale announcement.
I am 2 hearted whether want to sell off at this price or not , or keep to wait it hike more? Any opinion on this ?
According to the info, total sold industrial land was RM675 million. Still got around RM350++ milllion land to be sold at this same area.
If scare about wars, pls buy gold now. If want to buy gold stock, I recommend POH KONG. I recently bought @ RM1.06 & RM1.00. One fellow here even mentioned the Nuclear war, then holding gold is not the solution BCS WORLD war 3 is happening. Most people will die. But, I don't believe in nuclear war will happen this year, next year but will happen in certain year later.
Hmm yea agree with u @Invest_888, I don’t tink nuclear is very likely, just not sure when they will conclude the war. There is balance profit from the land even after the dividend, but the price hike today fill rather abnormal and scary to be honest. I will just sell some first, better safe than be sorry, money in pocket feels safer lol 😂
The stock rally is supported by good fundamental and undervaluation...60% discount to RNAV and will turn net cash soon. There are strong momentum with big re-rating catalysts like data centre boom, Singapore-JB RTS completing soon and KL-Singapore high speed rail.
@Goldberg, I agree with you. Crescendo is worth at least RM6 imo. Not many developer is swimming in cash now and pay more dividends to shareholders.
