1) 为何UK的 BTR 会在未来几年增长？
主要是因为租客的生活水准改变，对于拥有屋子的概念，房贷承担都有所改变。同时
投资机构对UK的 BTR 充满兴趣，因为BTR 被誉为防御性资产。
2) EWINT是不是只会在有潜在购买者的前提下才建BTR ？
公司有可能购买土地用于建造BTR先，当有了投资者/买家后才会进行工程
3) BTR的赚幅如何？
赚幅是因不同的项目而有所有不同。大致上对比其他的项目，BTR的赚幅是比较低的。
4) BTR 的sales大概占了 FY2020 RM 6.6b的多少%
之前的 RM 6b 是包括了FY2019 & FY2020。至于FY2020年是 RM 2.2b. 至于详情，这些比叫敏感，所以无法告知

6) Australia 收紧贷款，外国投资者需缴付较高的 Stamp Duty 会对地产有什么影响？
Australia政府在2019年已经放松贷款条例，主要就是为了鼓励本地买家购买屋子。用来
增加Australian销售量的手法包括拥有竞争性的屋价，较高的奖励金，还有就是屋子的
素质。
7) 在Inventory的 “Properties under development” 从 RM 460.3m 增加去 909.9m，究竟
有多少是BTR ?
BTR项目是通过Joint Venture进行，因此BTR项目不会一行行纳入在公司的帐目里面，因
此Inventory是不包括BTR。 FY2018 到 FY2019的Inventory增长主要是因为在Australia 有较高的建筑开销
8) Ewint有打算进军其他国家吗？
目前没有，暂时只专注UK & Australia

目前没有。销售额会在未来恢复正常。

由于股东大会是经过 Virtual AGM, 因此无法感受现场的环境，也无法亲自询问老板问题。根
据所得到的Video截图，我们看得出未来一年的销售额仍然值得期待。我们看得出老板相当
有信心，并且告知未来的一年业绩将会比起去年来得更好。
之前我们最担心的就是Covid-19是否会导致买家取消交易，而我们有通过信息询问管理层。
我们得知的信息是Covid-19没有影响Ewint, 而且也没有不寻常的取消交易。这个让我们十分
安心了。
至于股息，因为Covid-19的关系，相信老板会在FY2020年帐结束后才派发股息

目前股价 RM 0.405从高点的RM 1.14下跌64.5%

The only downside is how bad covid19 could have impacted housing prices in uk and australia remained unknown.

The more jobless people the more uncertainty in the housing market.

Whitehall officials have predicted when Brexit talks will finally collapse as tensions between the UK and EU continue to sour.
