Axreit(5106,MYREIT)发布了30jun2015 quarter report，看图下:

revenue上涨17.8%，profit上涨45.78%，dividend下滑18.8%，nav per unit上涨1.8%

Axreit宣布派息RM4.3per unit，ex-date 13aug2015，payment date 11sept2015

首先，uncle jim先为axreit澄清，在revenue & profit同时上涨下，何以股息会下滑。原因是2014年同期的派息包含了出售Axis Plaza而额外派息RM0.9cent per unit，在扣除了这项特别派息后，其实axreit派发差不多一样多的股息。

而这季度的profit中包含了大约RM8.2mil的change in fair value of property(unrealised income)，而2014年同期却没有任何相关unrealised income，所以扣除这项收入后，其实axreit表现的与2014同期差不多。若但看realised income，本季度的realised profit为RM23.5mil，2014年同期则为RM20.7mil。

公司在报告中透露，已经完成axis shah alam dc2的收购，而公司目前正商讨收购Haisan Resources Berhad旗下产业细节（click here to read old post）。此外，uncle jim意外发现，公司目前正商讨收购另一件Indahpura, Johor的工业产业，收购价为RM61mil。

除了上述的季度报告，axreit股东也得注意，axreit将举办EGM(extraordinary general meeting)寻求通过数项动议，包括：

• 把目前的unit一拆二
• 把目前的fund size提升一倍至1,095,516,080 Subdivided Units以进行一拆二
• 注入20%额外private placement
• renewal of the authority，发新股以进行income distribution reinvestment plan
• 加大fund size至 1）1,472,857,980 Subdivided Units if the Proposed Unit Split 2）736,428,990 Existing Units if the Proposed Unit Split is not implemented
