对uncle jim来说,这并不是什么新闻,MRCB早前已经不断强调,会把旗下的产业注入MRCB-quill reit中,以释放“产业价值”。释放产业价值这个Term听起来相当不错,特别是当Menara Shell在MRCB 2014年annual report中只录得RM431mil的产业估值,如今以RM640mil售于MRCB-Quill reit,直接增值RM209mil或48%,这还不是释放“产业价值”?
However,管理层对购入menara shell信心满满,表示menara shell位于策略性地点 – kl sentral,目前还享有100%的occupancy rate,将有助于公司发展。只是uncle jim好奇,在另一边厢,MRCB该如何向股东们交代何以将如何“优质”的产业售予MRCB-Quill REIT。这么优质的产业何不继续自己收租?
无论如何,这项产业收购仍需获得MRCB/ MRCB quill reit股东们的同意方能成行,然后,SNP也会在产业估值完成后才签署,若收购价高于估值太多,可能会调整,所以说不一定收购成。对于收购资金方面,MRCB-Quill reit将通过现金与发售新股完成。
这是MRCB入主qcapita后,续platinum sentral后,第二个向母公司MRCB收购的产业,股东们别担心,MRCB还有许多产业,正排队等着注入MRCB-quill reit,慢慢释放“产业价值”
