No. 1) GOVERNMENT INITIATIVE.  BOTH MALAYSIAN GOVERNMENT & SINGAPORE GOVERNMENT  COMBINED EFFORT TO MAKE ISKANDAR A SUCCESS. BOTH HAVE STRONG VESTED INTERESTS FOR ITS SUCCESS!  The Bible says,One Chase A Thousand, But Two Shall Put Ten Thousand To Flight… Deut. 32:30″The Strength of Two Increases The Possibility of Success Ten Fold!

NO OTHER GOVERNMENT OR GOVERNING BODIES IN THE WORLD TODAY HAVE SUCH INITIATIVES!  EUROZONE IS TOTTERING ON BANKRUPTCY & INSOLVENCY. USA IS FEVERISHLY  PUMPING AIR INTO  THE DYING ECONOMY. WHEN BERNANKE REMOVE  QE (THAT MEANS THE REMOVAL OF OXYGEN FROM THE PATIENT )

BRICs (BRAZIL, RUSSIA, INDIA & CHINA ARE  SLIDING INTO RECESSION) JAPAN’S ABENOMICS ONLY BENEFIT A MINORITY – THOSE WHO OWN ASSETS & BUSINESSES WHILE  THE MAJORITY ARE LEFT OUT – ESPECIALLY THE MIDDLE CLASS WHO WILL FACE RISING PRICES WITH STAGNANT SALARIES.

An Irresponsible Govt. Can Create Money Out Of Thin Air Not Backed By Gold. Men Can Print Any Amount Of Money By Cutting Down More & More Trees. But Men Cannot Create Or Multiply Gold Or Real Estate.  And Trees Are More Valuable Than Valueless Paper Money Someday.

Let me give you a true example. Before The Fall Of Japanese  Occupation In Singapore in 1945, British Planes Have Dropped Warning Notes Telling People That When The British Returned To Rule In Singapore – the Japanese Banana Currency Will Become Valueless Instantly!

Those Who Bought Land In Singapore For A Song During The War Years of 1942 – 1945 Became Immensely Rich. Those Who Secretly Hide Their Straits Settlement Currency Did Well. But Those Who Still Hold On To The Banana Notes Suddenly Become paupers! Though they have been warned, they did not pay attention.

COE at SS90,000?  Expensive? Not For The Billionaire! Even if it’s S$1 Million COE they could still afford it. They have billion$ after all. What’s a million$ to them.  You see when Demand Exceeds Supply Prices Will Skyrocket. With The Impending World-wide Panic Into  Safe Havens Like Singapore – Any Price Is Worth Paying By The Rich & The Ultra Rich. The Overheating Of THE LITTLE RED DOT WILL SPILL OVER INTO ISKANDAR & KEEP THE REGION WARM IN THE COMING ECONOMIC WINTER.

According to The Pendulum Swing Principle 12 years of downturn will be equally compensated by equal corresponding years of upside for Johor landed houses. (Not ONLY FOR HOUSES IN JOHOR). That means there are 7 more Very Good Years for All Single & Double Storey Houses in Iskandar. Especially Old Houses in Secondary Locations.

Last time a single storey house in Bangsar Park with only 2 or 3 rooms was worth Rm250,000 each. Today these very old houses have crossed Rm1 milllions!

So right now Single Storey houses are still priced at Rm200,000 to Rm250,000 in Iskandar.

These single storey houses are expected to cross Rm500,000 mark first. Final target will be Rm1 millions like those in Bangsar when HSR & Spore Thomson - JB CBD Are Fully Running.

NOW IS THE TIME TO BUY UP ALL LANDED HOUSES BELOW RM400,000 in ISKANDAR!

No. Don't pity those in year 1997/8.

Pity those who bought IFCA at Rm1.80, XOX above 60 cents, VSolar above 50 cents, Sumatech at above 60 cents & others who bought Patimas & now still chasing high flying "hot stocks" with questionable fundamental.

I also pity those bought iskandar's property at high and now stuck due to

1)property market slow,
2)bank approving rate tighten,
3)bank negara only allow maximum loan of 70% on 3rd property,
4)loan guideline for debt service ration at maximum 70% (mean your total commitment only allow at max 70% of your net income unless u hv net asset above rm1 milluon then can go for 100%),
5)PTPTN bad loan listing go into CCRIS and affect alot of youngster on 1st own house loan
6)Loan NPL increase and lots of houses disclosure fir auction and affect the property market value
7)Lot of company cut job and in view of unstable of income, alot of property investor will quickly sell their house at lower price compare to market value
8)About 30,000 property will completed with OC in 2016 and imagine the impact of panic selling
9)Government cap the affordable house at max 400k...those investor that bought property above 350k previously and hopes to sell their property above 450k when OC obtained by 2016 will facing the difficulty to sell at high due to new buyer will look for affordable house.

Bad advise to call ppl to buy up landed ppty in iskandar that is <400k. Iskandar is 3 time the size of sg, current population is about 70's in klang valley region, plenty of empty land. Buy along the rts line certainly the gain would be higher but where exactly to buy when no one know how's the line look like, buy now is like gambling. If buy far far away from station, sure rugi gao gao.
