Now the divorce case of Tan Sri Dr. KKP & Pauline finally got closure. The award to Pauline is a mere Rm355 millions! Tan Sri must feel relieved for the award of this token sum - compared to his vast billions stored away in 12 Hotels (10 UK Hotels & 2 Malaysia Corus Hotels, over 400 hundred Laura Ashley stores, Metrojaya, its shares in Mui Prop, Pm Corp, Pm Holding & other assets of his vast empire.

 

The UK Judge has awarded Cash & Real Estate settlements for Pauline.

 

So how now?

Will Tan Sri KKP start disposing Mui Group Assets to unlock value of ancient times? Corus Hotel Hyde Park London is 113 year old with a Billion Ringgit or more in value if sold. And there are 9 other Corus Hotel in the UK

French embassy land in KL for sale 

PETALING JAYA: Property developer Malaysian Resources Corp Bhd (MRCB) has confirmed that it has submitted a bid to acquire the French embassy land in Kuala Lumpur. 

This confirms a StarBiz report yesterday on the probable RM1.1bil deal quoting sources. 

MRCB in its filing with Bursa Malaysia yesterday said the company had on Feb 12 submitted the tender for the French embassy land and is still waiting for the outcome of the tender. 

“We will make the appropriate announcement to Bursa Malaysia in accordance with the listing requirements, as and when required,” it said. 

According to the report, MRCB was speculated to be in the lead to purchase the French embassy land which is one of the few remaining sizeable parcels of land in the city centre. 

According to the sources, MRCB had the best offer on the table for the 7.9 acres that the embassy is disposing through a competitive tender. 

If MRCB wins the bid as expected, it would be buying a second piece of land in the city, a week after announcing its purchase of the German embassy’s 1.87 acres in Jalan Kia Peng last week. 

The French embassy land, comprising two parcels, with a combined acreage of 7.98 acres along Jalan Ampang is said to be sold at about RM3,188 per sq ft. 


The French Embassy land in Jalan Ampang was sold to MRCB at Rm3,188 psf 


If we take this land as a benchmark then 

78,451 x Rm3,188 = Rm250.1 millions 

The land price alone is worth a cool Rm250.1 millions. And add another Rm250 millions for 

1) The 13 storey Corus Hotel 
2) Its Fixtures & fittings 
3) Its established clientele 
4) Goodwill 
5) Other salient features 

The Net Worth of CORUS HOTEL KL Alone is worth Rm500 millions 

Now let's look at the incredible book value of CORUS HOTEL Ampang 

It is stated at only Rm56.7 millions 


How many times if revalued 

Rm500,000,000 divides by Rm56,700,000 =8.81 

So CORUS HOTEL AMPANG Is worth 881% More if Revalued. 

This undervaluation of Mui Group Assets are found throughout all its assets in Pm Corp, Pm Cap, Pm Holding, Mui Properties & Mui Bhd 

By this benchmark Mui Bhd's NTA should increase by 881% 

Since Mui Bhd has a current NYA of only 25.6 sen 

Revalued should be 25.6 x8.81 = Rm2.25 

At 17.5 cts with NTA of Rm2.25 Mui Bhd is selling at 93% Discount to NTA 

Thus making Mui Bhd one of the most undervalue stock in KLSE

MALAYAN UNITED INDUSTRIES BERHAD was founded in 1960.  It has widely diversified investments in Hotel, Travel & Tourism, Insurance, Departmental Store like Metrojaya,  Stock Trading Firm,  & Food Manufacturing.

Above all MUI Berhad own Highly Valuable Assets in hotels, factories, offices, condominium, lands & houses All Over Malaysia & UK & USA!

In its heyday, MUI Bhd was once traded as high as RM24. The ‘Darling’ of Stock Traders & Analyst in KLSE at one  time. It has gone out of favor and fallen on hard times.  It once owned MUI BANK,  which was sold & renamed Hong Leong Bank today.

The Share of MUI Bhd, together with its Sister Companies Or Subsidiaries : MUI Properties, PMI, PM Capital, PM Holding & PM Corp, have all Fallen More Than 90% of its Value!

Rumor Mongers have said, “Tan Sri  Datuk Khoo Kay Peng sold MUI Bank. Took the money and invested in UK Hotels”‘ MUI Group bet on the Wrong Horse – Tengku Razaleigh!” You cannot touch MUI Group of Companies – they are really lousy. One By One They Go into PN 17.” PN 17 also stands for Prison No. 17.

That could mean execution – the doorway to delisting! And with the unfortunate news of divorce proceedings in UK, share prices have continued to fall lower and even lower! With  so much bad publicity and negative sentiment-how to buy? You should only sell.

Only Sell? Definitely not! We have turned bullish on MUI Group. Why? These Are The Reasons To Accumulate MUI Berhad:-

No. 1) HIDDEN VERY EXTREMELY  HIGH VALUE ASSETS.

MUI Bhd owned highly strategic properties in Prime, Prime Locations. Highly profitable Businesses like Metrojaya. High Value Attire Manufacturer like Laura Ashley in UK. And they are All Grossly Undervalued.

Take CORUS Hotel,  Jalan Ampang KL,  for a case study.  In the 2012  Annual Report of MUI Bhd:  CORUS Hotel was Valued at RM62 Millions. It Is A 13 Story Hotel sitting on Freehold land of 7,289 sq meter.

One sq meter equals 10.764 sq ft. So 7,289 sq meter is 7,289 x 10.764 = 78,458 sq ft. A piece of land was just transacted for RM3,300 psf last week. The highest price done in KL Because it is located very near to Petronas Twin Towers.

Now we know the value. CORUS Hotel is just across the road from Petronas Twin Towers. It should also be valued at RM3,300 psf. So CORUS Hotel land is 78,458 x 3,300 = RM258.9 Millions! Wow! The Underlying Land is valued at Almost RM260 Millions! What about the Value of the 13 Story CORUS Hotel?

Any Property Valuer Out There In KL?  And What About The Existing Business Of The Hotel? We have been to PM Corp AGM for 3 years. Years 2010, 2011 & 2012 were all held in CORUS Hotel. And everytime we were there, business is so good – 70% to 80% occupancy.

Our Intrinsic Value for CORUS Hotel is RM450 to RM500 Millions! Computed from Land Value, Hotel Building & Existing Business. Book Value RM62 Millions Only. Why? Look carefully at the Annual Report (IT WAS LAST VALUED IN 1982 – 31 One Years Ago!!)

At Half Billion Ring-git,  Value Has Gone Up 8 Times In 31 Years.  This is Only One Of MUI Berhad Many, Many, MANY, MANY  UNDERVALUED ASSETS!! You see, I am Shouting Out Its Value For All To See.

I have been into both Malaysia & Singapore properties for 30 years already.

And also bought property stocks like SPSetia for around Rm2.00, KSeng for Rm2.60 & UMLand.

All these property companies I bought were taken private one by one:

1) Pelangi Bhd
2) Paramount Garden
3) Island & Peninsula
4) Johor Land
5) UM Land (This one belongs to Syed Moktar)
6) Many others.

I also co invested in more than 20 properties with Malaysians & Singaporeans.

So I think I knowa little about Listed Real Estate Companies.

I missed Focal Aims at 11 cts in year 2009. The office of Focal Aims in Kota Masai looked so run down that I did not even want to go inside.

Then one day Ecoworld took over & Focal Aims jumped 4,000%


I first heard of Tebrau Teguh in 2005 when it was moving up from 30 cts to 40 cts.

Tebrau was only 10 cts before year 2003. And I bought it for 70 cts & sold it when it crossed Rm1.00

When our friend paperplane promoted it around 90 cts & called Tebrau "ghost city" I thought price would crash back to 70 cts for me to buy back.

How wrong was I. Tebrau changed name to IWCity & price shot up 200% to cross Rm3.00. So much for being too clever? I shouldn't time the market as I have seen those river front lands.

As for Mui Bhd I think I have visited CORUS HOTEL KL 3 times for PM Corp AGM, one time to CORUS HOTEL Port Dickson. They have excellent facilities.

I have studied Mui Group for more than 8 years now and I think it is misunderstood, overlooked & sold down in ignorance!

So I am happy to buy Mui Bhd shares whose value was unrecognized!

By the time Mr Market discovered ITS TRUE VALUE I think price might also explode upward like Ecoworld & IWCity.

Calvin is happy for you for SEEING VALUE in INSAS. Many sneered & laughed at me when I promoted Insas at 65 cts. Hope you make lots of monies in Insas. I am waiting to see Insas strike 100% jackpot when it reaches Rm1.30

Ha! I think 3 more counters almost going to hit jackpots by now. Padini I called for a buy at Rm1.60, SKBshutters & Tawin.

This good year so many of my "dead stocks" are hitting 100% one by one. I am amazed & humbled.

Tan Sri Dr KKP prowess are illustrated by

1) Capturing the heart of Pauline in year 1969 when Pauline was crowned Miss Malaysia. This "mui chai" was the fairest then.

So he also got Mui chai (MUI BERHAD)

Then through Pauline he got 5 children

And through Mui Bhd (once upon a time only selling toothbrush & home utensil)

he secured 5 more companies

But final result is 31st December, 2017 (more than 8 months more)

Ha! I just added more BPuri last week.

Look forward to buy more OPCOM on weakness if any.

As for Dutaland - Duta Yap is collecting like no tomorrow. Anything below 50 cts for Dutaland just buy and lock it up!

I think one of these days I might get hit on the head by a non performing lemon. Ezra in Spore already in deep trouble. And Ezra invested in Perisai or they are related somehow. It might drag down perisai which I once recommended. I think it will keep me in reality check

Both Pm Corp & Mui Prop also got lots of hidden value. Only Pm Holding is a goreng stock due to Dr. Yu's interest in Pm Capital (which is owned by all 3 - Pm Holding, Pm Corp & major shareholder Mui Bhd

Of all 3 - the Highest Store of Deep Hidden Assets & Value is in the Mother-Load - Mui Berhad.

Yes, this is the difference between Pm Corp & Mui Bhd

1) Pm Corp has lots of CASH & INVESTMENTS But little debt. So it is very safe. Just like Opcom.

2) Mui Bhd on the surface has Huge Debt & also losses year after year. That's why Mr. Market is put off by ignorant & undue fear.

But if you know the actual Value of all Mui Bhd Assets & Businesses you will notice that Mui Bhd is totally oversold.

See after CASH payout of 8 sen do you value Pm Corp at 6 sen.

So by the same yardstick do you think that Pm Corp at 23 sen is overvalued?

One more thing, do you own any landed properties. Or are you just renting?

Do you know how to Calculate The Intrinsic Value of Mui Prop lands in Bandar Springhill. The CORUS HOTELS in UK, 2 CORUS HOTEL VALUE in Malaysia? 6 Acres Land in Australia?

Now take this test of 3 years

On September 20th 2013 Pm Corp was 15 sen today Pm Corp is 23 sen (plus 8 sen) cash payout Pm Corp is 31 cts. So Pm Corp has gone up by 106% in 3 years or 35.5% yearly for each of 3 years.

On September 20th 2013 Dutch Lady was Rm46.40. Today it is Rm56.62 or up 22% or 7% each year. Even if you add yearly dividend Pm Corp still beats Dutch Lady hands down

On September 20th 2013 Nestle was Rm67.8. Today it is Rm80.00 or up 12.2% or 4.06 yearly. Even if you include dividend Pm Corp still beats Nestle hands down.

This shows that you have misjudged value & performance by a wide margin.


Every one knows the price of a thing but not its value


Is Pm Corp making 35.5% yearly for 2014, 2015 & 2016 a gruesome company compared to less than 10% for both Dutch Lady & Nestle?

Let all Accountants, CFA, Auditors, Chief Auditor of Bank Negara come and calculate!

Calvin thinks Parkson is also a Net Net stock.

Only problem is with William Cheng

He should just close off all Parkson Departmental Store type of business. With the advent of motor car horse drawn carriages became obsolete

So with the advent of ECommerce conventional type of business is going into the sunset. All the assets of Parkson cannot stem the losses in Departmental type of business which will suck dry the coffers.

UNLESS he change with the changing of the times.

So Parkson is good value in so far as its assets could be stripped, sold and cash given back to shareholders. Or else change its business strategy. If not just get out as the final resort.

If you are all shareholders go for AGM and demand that William stop his nonsense then there will be hope indeed!

The first 2 times I attended Pm Corp AGM were filled with strong opposition and unhappiness. Management gradually softened to the demands of shareholders and stemmed the draining of Pm Corp's wealth to loss making PMI and OTHERS.

And shareholders extracted a promise of Cash payout

So you all MUST BE PROACTIVE IN SHAREHOLDERS MEETING

Thanks Calvin for your prompt reply, but based on Parkson latest quarterly report, Parkson has net cash of about 865mil compared to its present market cap of about 700mil which I find Parkson to be attractively undervalued.
