The signing ceremony between the newly-established Negeri Sembilan Corp (NS Corp), Airbus, AirAsia Group Bhd and Sime Darby Bhd is expected to be witnessed by Prime Minister Tun Dr Mahathir Mohamad, said Dr Mohamad Rafie Ab Malek, chairman of the State Investment, Industrialisation, Entrepreneurship,  Education and Human Capital Committee.

As Reroute map has surfaced the rail alignment will pass through Kuala Klawang, Jelebu, Kajang, Bangi & Putrajaya and onward to Port Klang

Asiapac also has a freehold plot of land in Semenyih about 94 acres in size

Note this:

Semenyih is only 9km from Kajang while Labu is about 16km to Bangi

So Asiapac assets also will benefit

I collect quite a lot during panic selling in 2nd half. 
Although it average up the price, but I am very confident about future of Asiapac .

Asiapac an undervalue GEM ! 


High NTA 96c around 90% discount. 
Consistent earning and low PE only PE 4 
High ROE 
Potential Revalue of land bank by HSR and ECRL 
Director acquired at high price

2) AS NEWS OF ECRL PASSING THROUGH NEGERI SEMBILAN THERE WILL BE COMPANIES LOOKING TO BUY LANDS THERE. SURE PROPERTIES OF ASIAPAC WILL APPRECIATE IN VALUE AS DEVELOPMENT COMES BY WAY OF

b) AVIATION HUB
c) HSR BY MAY 2020

3) OR ASIAPAC COULD DEVELOP THESE LANDS INTO APARTMENTS OR SHOPPING MALLS IN FUTURE

4) ASIAPAC HAS OTHER INCOME GENERATING ASSETS LIKE IMAGO MALL & CAR PARKS. AT 3.71 OVER 16 SEN IT ALREADY GIVE US A NICE YIELD OF 23.2%

THIS IS ABOUT 7X BETTER THAN PUTTING IN BANK FD

5) AND LONGER ASIAPAC KEEPS THESE LANDS THE MORE VALUABLE THEY WILL BE IN THE FUTURE

ASIAPAC IS A STOCK FOR VALUE INVESTORS

I just checked up again on Asiapac Balance Sheet

VERY VERY HEALTHY

1) ASIAPAC HAS RM1.27 IN INVESTMENT PROPERTIES (IMAGO MALL INCLUDED)

2) IT HAS RM300 MILLIONS BORROWINGS LESS CASH

IT IS VERY NORMAL TO HAVE LOANS FOR PROPERTY PURCHASE

IN THIS CASE DIVIDES RM300 MILLIONS BY RM1.27 BILLIONS = 23% LOAN

MANY PEOPLE BORROW 70% TO 80% SOME UP TO 90% LOAN FOR PROPERTY

SO 23% IS VERY OK

ANOTHER THING ALL MISSED IS THIS

ASIAPAC HAS RM700 MILLIONS IN RETAINED EARNINGS

SO ASIAPAC ON ITS OWN IS ALREADY ROCK SOLID!!

IF 2 QUARTER PROFITS ALREADY QUALIFY THE GOLDEN RULE

THEN 4 QUARTER PROFITS SHOULD GIVE ASIAPAC "THE PLATINUM AWARD"
