I have An Investment Approach I which I would like to all.

Dear friends of i3 Forum,

BPLANT suddenly shot up in price from 64 sen to Rm1.06 in a short time due to "News of Takeovers". Now our buy call for Bplant was only 57 sen. And Bplant has given us 24 sen dividend making real time cost only a mere 33 sen after deducting dividends. 


And at Rm1.06 there is 73 sen or 221%

Now is not the time to chase Bplant but to sell it into Strength & take profit. Then switch to these Three Laggards 

THPLANT, JAYA TIASA & TSH RESOURCES


Why don't chase Bplant? 

Answer:

We are to buy low and sell high. Not chase high in the hope of selling higher.

You see, we also gave buy call on Tsh Resources at Rm1.09. Tsh then went to the high of Rm1.89 & retraced to the low of 90 sen when many cry father and cry mother.


So do not blame us now for telling you to take profit in Bplant and switch to Thplant, Jaya Tiasa or Tsh Resources while prices are still so cheap

Of course Bplant can still go up. But will it go up another 221%?

Therefore it is up to each to decide.

1. THPLANT

This Thplant has 240,000 Acres of Plantation which is even bigger than Bplant's 220,000 Acres

Like BPlant Thplant Assets were bought at rock bottom prices and in Growth Zones of Kemaman, Chukai, Trengganu, Pahang, Johor, Samarahan,  Serian & Tatau in Sarawak & in Palm oil belt of Sabah plus Central Kalimantan.

Today Ecrl Rail is passing through Thplant lands in Peninsular & Pan Borneo Highway passing through Thplant's Sarawak Lands as well


Let's see how cheap is Thplant

At 54.5 sen with paid up capital of 883 Millions the Total Value of Thplant is only Rm481.235 Millions

Now look at Thplant balance sheet


It has Rm849 Millions Loan

And it has Rm110 Million Cash & other Investments

So less cash it has about Rm739 Million in debt


Now at that to paid up capital of Rm481 Millions its total Thplant is Valued at Rm1.22 Billions

That's all?


Now Thplant has 240,000 Acres of Palm Oil lands

Which translates to Rm5,083 per acre cost an acre. HuHuHu!

That is 11.6 sen per sq feet only


How big is 240,000 acres. Think of Singapore total landmass of 180,000 acres

So Thplant is 1.33 Times Singapore Land Size and at S$1.00 to Rm3.42 real time


Thplant 240,000 Acres only Worth $356.7 Millions?


That is really cheap

Of course we cannot compare Malaysia with Singapore. But again if we compare all Current Land Prices in Trengganu, Pahang, Johor, Sarawak, Sabah & Central Kalimantan can we find Lands selling at Rm5,000 an acre?

Of course quite impossible


They rent for Rm5,000 an acre possible for those roadside lands tenanted to New/Used Car showrooms or for Those Big Furniture Store maybe? Not sell for Rm5K as Land prices now range from Rm30,000 to Rm50,000 per acre for agriculture

And for those with Commercial Potential?

Maintain buy at RM2.51 with fair value of RM3.25:  TH Plantations Bhd (THPlant) has proposed to acquire two companies from Lembaga Tabung Haji for RM535.6 million via the issuance of 209.3 million new shares at RM2.56 per share.The two companies own 25,490ha of oil palm land and 15,714ha of rubber and teak land. One of the companies also owns a 60 tonne per hour palm oil mill.About 24,312ha of the acquired oil palm land is in Sarawak and 1,178ha in Terengganu. The teak and rubber land is located in Sabah. Most of the oil palm trees in Sarawak are young — at between one and 14 years old.

Although earnings contributions are not expected to be significant due to the earnings per share (EPS) dilution resulting from the increase in the number of shares, we are of the view that THPlant will benefit from the acquisitions.

The acquisitions will increase THP’s total landbank from 44,933ha to more than 85,000ha. In addition, its planted areas will rise from 38,154ha to 57,407ha.

Comparing on the basis of the size of landbank in Malaysia, THPlant will be larger than Kulim Bhd’s estimated 54,000ha and Sarawak Oil Palms Bhd’s 72,653ha.

We estimate that the acquisitions will marginally improve THP’s forecast EPS for the financial year ending Dec 31, 2013 (FY13).

The number of THPlant shares would rise 40% from 517 million to 727 million.

Lembaga Tabung Haji’s shareholding in THPlant would increase from 58.8% to 70.7%. The proposed acquisitions are targeted for completion in the fourth quarter of FY12.

The acquisition cost of RM535.6 million implies a price-earnings ratio of 15.7 times on the acquired company’s FY11 earnings. The other company recorded a small net loss of RM100,000 in FY11. Inclusive of borrowings but disregarding the cash and palm oil mill, the acquisition cost of RM535.6 million implies a market value of about RM25,000 per hectare on the oil palm landbank.
We believe this to be fair. In March, Tradewinds Plantation Sdn Bhd bought 10,436ha of land in Sibu from Tradewinds (M) Bhd at RM12,016 per hectare, while in November 2011 THPlant acquired 5,602ha of mainly greenfield land in Samarahan from Sawit Green Plantation Sdn Bhd at RM13,120 per hectare.

According to the Bursa announcement, the acquired companies’ landbank was valued at RM1 billion. This implies that THPlant is buying the landbank at 52% below the market value. — AmResearch, July 25

To get Cost per Acre Divides Rm13,120  by 2.471 = Rm5,309 or 12.18 sen psf  to be exact


Rm2.00 psf to Rm4.21 psf current asking price

If we take just average cost of Rm3.00


At 12.18 sen it is 300/12.18

= 24.6 X (times ) up or up by 2,460%

This will match Bplant, Simeplant or Ioi Corp land price surge!

Like all others Thplant also does not want to "Plant Trees on Gold Mine" as well

How much per acre?


Rm535.6 Millions for 41204ha (hectares ) 


Convert hectare by X 2.471 = 101,815 acres

NOW THIS WAS HOW THPLANT AGRICULTURAL  OIL LANDS INCREASED BY OVER 101,000 ACRES TO 240,000 ACRES TODAY


Rm535,600,000 divides by 101,815

= Rm5,260 per acre cost or 12.07 sen psf


This same cost in Sarawak is the same cost in Kemaman at Rm5,260 per acre


 1,178ha in Terengganu

about 2,910 acres in Kemaman & Chukai near Ecrl Rail Stationed in Trengganu!

with total paid up capital of 883 million shares

this piece of land alone is worth Rm2.04 per share

That is how so very undervalue Thplant assets now

TSH was all for the taking at below 0.95 just a couple of weeks ago. But as usual many just watched, with the familiar "Will go do further..." That might be true. However, there would come the times when we must act. When the price of a counter we had previously researched and selected goes down, we must buy. Not with all the allocated capital but at least a part of it. And then just wait.

If it goes down some more, then buy again to average the price. If it goes up, also buy some more. The earlier buy helps to lower the average price. Taking action plus having the patience to just wait will often bring in the rewards. Especially with oil palm counters.
