Dear Investing Fraternity of i3 Forum

As you all have noticed by now calvintaneng has been bullish on Palm oil counters since year 2020 for 4 years and still counting


Now let Calvin tell you the reason why

It all started with GSB (7077) or we fondly name it as "Good Small Baby"


In year 2017 I met Osk Iskandar Top Boss who mentioned this

GSB is now 9 sen

And GSB is building G RESIDENCE TWIN TOWER Blocks of Apartment Block in Masai

It is estimated that if Project is completed and all projected Units are sold there will be a profit of 9 sen9

9 sen profit?

And GSB share price then was only 9 sen as well

So we took note & went to see G Residence in year 2017


Nothing there yet

Only a piece of land

So?

So only in plan there will be two blocks of Condo here

Well believing the story somewhat we decided to buy a little bit of GSB at 9 sen and then added more till 11 sen

Dear fellow investors of i3 forum,

Last friday in Booming Iskandar I received a call from my friend in Perak. He is a housing developer. And he asked me about GSB.

I told him that G Residence also sold about 70% of its Condos in Iskandar. He asked me, "How much per sq ft?"

 

I replied, "About Rm400 psf".  He said that was a lot of profit. Construction cost is about Rm100 psf. Straightaway he hung up his phone and bought 100,000 shares of GSB between 11.5 sen to 12 sen.

He also mentioned that ColdEye also owned GSB shares in passing. I was surprised.

Then again fellow i3 forumers told me ColdEye bought & sold off his GSB shares sometime in year 2015.

 

Ha! If ColdEye had sold then. Now is the time for ColdEye to buy back his GSB shares!

 

These are My Research based on revealed facts and figures : 

 

1) GSB is now changed from Manufacturing of Industrial Products to Property Development

 

GSB - RECLASSIFICATION OF SECTOR

 

 

Kindly be advised that GSB’s shares will be reclassified from Industrial Products sector to Properties sector with effect from 9.00 a.m., Monday, 14 September 2015.

 

This is what we call "Progress through Innovation". Singapore has zero resources. No tin, no rubber, no oil palm, not enough water. Yet through INNOVATION Singapore is now one of the Highest Per Capita Income Nation on earth - equal to a First World Nation.

 

2) G RESIDENCE was touted to make one off profit of 9 sen if all the Units are finally sold off. So far so good - about 70% are sold.

Any evidence? Yes! Of course!

Please go and check up the past year and past quarterly accounts of GSB

 

Trade and other receivables   Rm 43,329,000 (December 31st 2016)...............Rm 28,766,000 (March 31st 2016)

 

Do you notice that Receivables have increased from Rm28.766 mil to Rm43,329 mil in just 9 months?

 

That's an increased of Rm14.563 MILLIONS! Receivables!

What are these Rm14.563 Mil Receivables? What did GSB sell?

 

G Residence & Bentong Properties of course!

 

Now G Residence has built until the 4th level. All those 70% buyers have taken loans from Banks like Maybank, Affin Bank, UOB Banks, CIMB Banks, Public Banks & others.

 

As GSB is completing work in stages. These Receivables from Bank Loan Release will be received in stages - a cool Rm14.563 Millions! And more to come.

 

3) Now GSB is into Joint Venture with Land Owner. So there is almost no fear of interest piling up.

This is the same with Gadang - being a Joint Venture with Hatten Group.

And comparing to Gadang's I Capital City - GSB's G Residence is located in a much better area, more affluent population of Tmn Molek, Johor Jaya, Mt Austin & Pernas Jaya. So if I Capital City can sell - why not G Residence? After all G Residence is only 15 minutes away from CIQ Custom. Just a causeway bridge to affluent Singapore.

 

4) Another way for low gearing is to raise Capital by Private Placements.

And the 10 sen private placements were all taken up.

And the CASH from these private placements were used as

 

Status of Corporate Proposals Announced As at 24 February 2017, being a date not earlier than seven days from the date of this interim financial report, the utilisation of proceeds from private placement of 88,000,000 new ordinary shares of RM0.10 each completed on 18 December 2015 is as follows

Payment to contractor for the remaining piling works for the project in Johor Bahru... RM1.186 million 

 

Payment to contractor for the remaining basement infrastructure works ......................Rm4.47 millions

 

Payment to contractor for part of the initial building works for the project ....................Rm2.794 millions

 

As you can see the major portion of expenses involve in

piling = Rm1.186 mil

Basement infrastructure = Rm4.47 mil

Initial building works......= Rm2.794 mil

These proceeds are put to good use as G Residence is now built up to the fourth Level.

From here floor by floor with aggregate ordered from YTL Cement Mixer will do a swift & speedy until completion

With the most difficult & expensive portion of Piling & Foundation Works done - the construction from the fifth floor and above will be a breeze and cost less.

 

 

5. With all the progress payments received in coming months all the debt obligations will be met just by this one project. The remaining unsold shop units could be tenanted out.

Note:

Shop Units in GIANT PLENTONG commands higher rental that Leisure Mall & Perling Mall due to its prime location with heavy footfall & affluent shoppers. So G Residence Shop Unit can expect fairly resaonable high rental. This will act as a future reit.

 

6. NTA of GSB should triple from 10.87 sen to more than 30 sen if All Assets are revalued. So GSB at 12 sen still has a very good margin of safety.

As GSB owns many pieces of Assets at Old Book Value.

All other Assets are also listed at Deep Discount to Currenct Market Value. GSB like Mui Bhd, has deep value assets hidden from those with careless or carefree mindset.

Now GSB Management could have revalued these Assets and book them as profit like Fiamma, Eg & Seacera did. This kind of stock boosting to dump Seacera warrants to unsuspecting sorchai is a bad case of poor management going for fast gain (short term gain and long term pain - pain in the neck for those who ignorantly chased)

 

No, this is not the short cut GSB Bosses are doing.  The excellent Managers/Directors of GSB wants to ADD VALUE TO THESE PRIZED. PRIME ASSETS!!

i dont think that G residence had good sales! most of the property in Johor had been very quiet even at some of the prime area like bukit Indah! many unsold unit of condo n apartment in JB.The road surround the G residence is superb narrow n the design of that apartment is far attractive compare v others.

Hearsay, 70% of sales actually cnt make any profit from a project.

Hearsay, 75% of sales needed to break even cost of construction/consultation/architecture etc of a project as calculated in Malaysia for Year 2016.

Just plain hearsay from a engineer consultancy firm. They provide service for gamuda, uem, seehoychan.

So yes, i stop reading at "He said that was a lot of profit. Construction cost is about Rm100 psf."

I only know this.

From Bank HQ CAC,

Loan application from developers stated that for a condo advertised at Rm400 psf retail. The cost of construction only Rm100 psf.

How much and other total cost I don't know.

And Bank officer cannot disclose further as it might contravene Bafia Act.

If true then building condos make lots of monies if a project is successfully sold.

profit margin for typical property project usually range from 15-20%. even if factor in land cost say 20% (80m), it is impossible for the project to make 55% margin. unless the project is some china tofu projects using cheap materials and the whole building can collapse anytime

Good evening,

Today gsb closed in huge volume and price stood firm at 14 sen.

Lots of stale bulls have sold and shares passed into strong hands.

Of course among us are short term contra players and punters.

We wish you well in this mini bull run.

But since many are aware of the current bright status of G Residence and the deeply undervalue assets of GSB I trust many will keep longer term to see not just next few quarters - but also next year and even till year 2019 and SEE the deep value of GSB unfold and in full bloom.

Hopefully by then GSB would have shown sterling results and this stock in turn follow the footsteps of focal/ecoworld and tebrau/iwcity.

At 9 sen, its market cap = 47.5 m

At 14 sen today, its market cap = 73.9 m

How much profit will GSB deliver this year?

Its market cap has jumped 26.4 m.

The untold harm done by iiinvestsmart when he insisted that Pm Corp was only worth 14.4 sen in investlah forum has led many to buy other lower quality stocks and also goreng counters like ifca, sersor, vsolar, sumatech and pdz.

Many later lost so much that that ceased posting in investlah. And many like Great Stockraider, paperplane, Leno, kyosan, uncle, cockroach, gladiator migrated to i3 investor forum

Today i3 investor is in top 50 search engine while investlah has fallen to near 10,000 places. This shows the deplorable leadership of investlah's iiinvestsmart. The name "iiinvestsmart tak boleh pakai now so he changed name to 3iii".. all must take heed!!

He gloated over the past success of dutchlady but that was history. He lived in the past and cannot even recomment one good growth stock today.

The past is the past. We don't live there. The future is where we live.

And although GSB has gone up 25% it is still laden with deep potential.

Sales of G Residence is ongoing

Deep deep Value Assets yet to be revalued, developed, Value Add and Sold.

25% price rise is really peanuts compared to the gains of 3,000% and 4,000%

for focal aims/ecoworld and tebrau/iwCity. Of course it takes years to grow.

So Calvin urge all fellow i3 forumers not to listen to rumour or hearsay.

This is what you should do.

1. Go read up diligently what Calvin has revealed. Are they facts or fiction.

2. Go to Plentong and see G Residence First Hand for yourselves.

Is the location good? Is the surrounding gentrified? What is the purchasing power here? What kind of amenities are found here? Is the selling price attractive and competitive? Is the construction of the building progressing well?

3. We must separate truth from error, facts from fiction, good advise from bad advise.

Your success or failure depend on finding the correct stocks to invest for your long term good

What is the GDV of the whole project? Assuming 100% sold, what is its net profit margin? How many years will the whole project take? Calculate the returns based on this best case scenario. Now, redo the calculation using the worst case scenario. How much will GSB's profit be this year? How much has the market cap gone up over the last 3 days? It is so simple to do the maths. Just sell first, and think later.

Pm Corp = Power Money Corp

1) Cash Rich

2) Little debt or gearing

3) Investments plus Cash almost equal to Pm Corp share price

4) High Value assets in prime location

5) Selling at more than 50% discount to Nta gives huge margin of safety. It qualifies Ben Graham net net stock criteria.

Divorce settlement force asset sales will also unlock deep value

All who bought at 15 sen on Sept 20th 2013 already made more than 80% each.

3iii is idle. An idle mind is the devil's workshop.

Instead of recommending good shares for us to invest. He post nothing but finding fault. Making mountain out of molehill while forgetting to do study and locate good potential stocks.

So just ignore him and do your own careful investigation.

This is what I know

Jaks was 40 sen. Then Jaks up 200% to Rm1.20

Then Jaks pushed up to Rm1.60!!

So Jaks up 300% is Very Expensive

So NOW GSB at only 13.5 sen is only half price to 27 SEN

So compared to my Jaks - GSB is still cheap!!!

I have some question need to asking you , can i know how you calculate that G Residence 70% sold out ?

Base on latest annual report chairman got mention ---Our sales % increased from 60% to 83% and 30% to 31% year-on-year for our Bentong

and Plentong projects respectively

Since my last post on GSB's G RESIDENCE in Johor I have done further research. These are the facts gathered.

 

1) G RESIDENCE Is Among The Rare Developments that GO INTO OVERTIME in construction in Johor.

I visited G Residence at 12 midnight, 2 am and again at 4a.m.. To my surprise the whole place was lighted up & construction work goes into overtime.

 

2) Now the Structure for the Shoplots (22 Units) are almost completed. The Resident Condo Blocks at the rear have reached Level 6 (from Level 4) since my last visit there. 

 

3) G RESIDENCE'S SHOPS (NON-BUMI LOTS)  ARE ALL SOLD OUT (Except One Unit left)

The Remaining Unsold Bumi Lots Could be easily tenanted out as the Shops face the Very Busy Plentong Main Road.

Same goes for the remaining 30 over percent Unsold Condos. They could be tenanted out as Service Apartments as surrounding Area Is Hot Hot Boom Area.

I cannot understand why RHB strongly recommend buy for Kerjaya Prospek Group (7161) and not KP Property (7077).

Kerjaya Prospek Group selling Rm 1.14. Its total EPS for the last 4 quarters is 9.39 sen as shown below:

KP Property selling 84 sen. Its total EPS for the last 4 quarters is 23.6 sen as shown below:

KP Property 4 quarters EPS is 23.6 sen and it is selling cheaper than Kerjaya Prospek Group with 4 quarters EPS of 9.39 sen.

Now what is the Morale of the Story?


GSB was only building 2 small blocks of Condo in Johor circa 2017


TODAY A FAR FAR GREATER BUILDING BOOM IS HAPPENING IN IKN NUSANTARA with RM166 BILLIONS TO RM200 BILLIONS INITIAL OUTLAY

IN FUTURE THIS WILL BE IN TRILLIONS WORTH AS ASEAN NEW BOOM ZONE

Just like GSB in year 2017 nobody wanted and we bought for a song at 9 sen


Now we are buying TSH around Rm1.00 (one ringgit) for a song as well


AND WE EXPECT TO SEE TSH RESOURCES PERFORM FAR FAR BETTER THAN GSB

Only time will tell

So let us wait

Calvin is not honest.

When a company lost money, he was already out, having sold earlier.

When the company is in the money, after very long period, his recommendation was a gem.

GSB was a gruesome business, dealing with CD business and property. The company was promoted as cash rich by Calvin because it sold a hotel for $12 million and as was usual, Calvin hyped this to the hilt. We know the story of how the first owner (GSB bears his name) sold out to this new owner. As far as Calvin's promotion was concerned, it ended then.

Well, kudos to the new management if they have turned around this company with new injection of fresh capital, assets, and new ideas.

I would not attribute this to the "slow and steady" win the race, as the title claimed.

It is possible and almost probable, should NETX turned out to do well, we will see another similar post on NETX.
