Well Steven, it is up to the ppl out there whether to invest in Amprop or not, we aren't getting any returns from you and them.

If they are smart, i am sure they will know which stock is the best for them. There is no urgency / harsh for them to buy anything, the risk is theirs. The postings up here are just for discussions per se, no recommendations for buy/ sell.

Hello, use logic to think a bit lah, investing in london property and japan property? High end summore? They global property in this 2 region crashing, their property cant sell at all. Why the hassle of this stupid preference share, not special div directly give back money to shareholders? They dun intend to indeed. They wow you 8n chase price high.

Logically say. Sept already made a paper gain of 64.7% as of today closing based on entry price of 85 cts. Logically say if now is the ex date of RCPS, the mother cake becomes smaller. But Seph has a smaller mother cake & another new kid-cake, the total portions of cakes are still the same as before. Logically say, at this moment only, I really envy Seph.

Here is old story about Amprop
由公积金局、森那美和实达产业联合组成的财团，以4亿英镑标得伦敦巴特西（Battersea）地段的发展权，轰动马英，成为产业界之美谈。

实际上，最先进军伦敦产业界的，不是公、森、实财团，而是另一家上市公司———阿马产业有限公司（ACcorp Properties Bhd.简称AMProp，产业组）。该公司早在三年前，当伦敦产业大跌时就采取了反向投资策略，积极投资于伦敦产业，成为大马上市公司进军英国产业的先锋。

当别的产业公司对伦敦产业市场跃跃欲试时，阿马已取得丰厚的成果。

该公司投资伦敦，双管齐下，一方面乘低收购优质产业，收取租金；一方面与当地发展商联营，发展产业出售。

尽管在投资规模方面阿马产业无法与巴特西计划相比，但在投资眼光和策略方面，阿马产业似更胜一筹，是伦敦产业市场的先知先觉者。

阿马产业前身为阿马发展（AMDB Bhd），是一家连年亏蚀，债务缠身的公司。于2009年8月5日完成财务重组，脱售非核心业务（旅游、餐饮及广告业）之后，集中发展三大业务：1产业；2工程及基建；3再生能源。并于2010年9月易名为阿马产业（AMCorp Properties Bhd.）。

公司业绩长足进展

经过一连串的脱售资产、采取新的投资策略后，目前的阿马产业已不是昔日的吴下阿蒙。投资者如果还是以过去的AMDB来看待该公司的股票的话，势将失之交臂。

从该公司过去五年的业绩，可以明显的看出该公司的已取得长足的进展。

每股净赚6.1仙

阿马产业到去年9月31日的上半年，已取得3498令吉的净利，每股净赚6.1仙。

该公司去年10月24日以4627万令吉脱售芙蓉的一段156英亩土地，净赚2723万令吉，加上上半年的净利，到目前为止已赚了6221万令吉，或是每股10.86仙。

如果到今年3月的下半年能重复上半年的营业盈利的话，则全年每股净利约为17仙，跟去年不相上下。

该公司到去年9月31日时，手头握有2亿令吉现金，假如下半年能保持上半年3498万令吉的净利，加上脱售芙蓉地皮所得4627万令吉，则到2013年3月财务年结束时，手头现金将增至2亿8125万令吉。

该公司在去年9月31日第二季结账时的负债额为1亿2813万令吉，其中长期负债为8670万令吉，短期负债只占3368万令吉。

手头净现金额1.5亿

从2亿8125万令吉中扣除1亿2813万令吉的长短债务后，届时，手头净现金额将高达1亿5312万令吉，或是每股有现金26.7仙。

由于长期负债无须在一年中摊还，一年内只需摊还3368万令吉的短债，周转金可谓绰绰有余。

该公司目前的财政基础可谓非常稳固，跟过去AMDB债台高筑的窘况相比，简直有天渊之别。

公司回购股票

阿马产业的实收资本为2亿8773万令吉，分为每股50仙的股票5亿7308万股。

每股净有形资产价值为1令吉19仙（在2012年9月31日时）。

该股上周五的闭市价为53仙，以去年每股净利18仙计算，本益比只有三倍。

以去年派发的6仙毛股息计算，毛周息率高达11.3%。

难怪该公司持续不断的从股市回购其股票。

阿马产业稳固财务3大基础

1.投资伦敦产业成功，该公司于2010年以2亿6000多万令吉买进伦敦市中心一座商业大厦的60%股权，于2011年脱手，净赚6600万令吉。

2.脱售资产，其中最显著的是以1亿2200万令吉脱售雪邦的1300英亩油棕园，去年10月又以4627万令吉脱售芙蓉的156英亩土地。

3.产业发展小型水力发电厂及其他业务均取得可观盈利。

进行中业务

1.莎阿南的188英亩产业发展计划，叫Kayangan山庄。

2.在砂拉越诗巫的诗巫查也有发展计划，占地750英亩。

*以上两项计划可在5至10年间为该公司带来16亿令吉的营业额。

3.在伦敦与当地发展商联营兴建216间公寓，目前在发售中。

4.在彭亨的小型水力发电厂带来稳定收入。

大馬機構產業（AMPROP，1007，主板產業組）將持續在大馬、倫敦及其他國家發展及投資產業，同時計劃在未來幾年增加再生能源發電產能，開創穩定的經常性收入。
在核心業務前景展望樂觀，該公司有信心在產業及再生能源業務雙面貢獻之下維持獲利。

大馬機構產業董事經理李建邦在股東大會後表示，該公司業務除了投資及發展海內外產業，亦提供工程基礎設施，如再生能源發電及高速公路，同時持有部份酒店業務。

該公司在大馬擁有900英畝地庫，其中680英畝位於砂拉越詩巫，160英畝在沙亞南，另外67英畝則鄰近柔佛邊加蘭地區。

他說：“所有國內產業項目都由公司獨自發展，除了詩巫再也大型城鎮計劃是與砂拉越房屋發展局聯營發展，預計未來10年詩巫再也的發展總值約10億令吉。”

目前該公司已在詩巫發展了10年產業計劃，雙方聯營持股權分別為大馬機構產業60%，砂拉越房屋發展局40%。

至於海外產業，他表示除了倫敦，不排除會在其他國家尋求收購機會，並傾向與熟悉當地市場運作的頂尖業者展開聯營夥伴關係，加速獲利期限及減低不必要的海外運作開銷。

再生能源方面，該公司已投資9千萬令吉於太陽能發電計劃，於森州的金馬士（Gemas）興建10.25兆瓦太陽能發電廠，料可於今年投入運作。

水力發電方面，李建邦預計未來幾年將增加22兆瓦的發電量，包括在現有的彭亨Perting河水力發電廠增加2兆瓦產能及在雲頂附近的Liang河興建20兆瓦產能的水力發電廠。

李建邦透露，水力發電新產能開銷還在評估中，所有公司生產電源將售予國家能源（TENAGA，5347，主板貿服組），特許經營權為期21年。（星洲日報／財經）

（金马士10日讯）大马产业发展（AMProp，1007，产业组）宣布成功完成和经营其位于森美兰州金马士（Gemas）的10.25兆瓦太阳能发电厂计划。

上述发电厂与国家能源（Tenaga，5347，贸易服务组）之间拥有为期21年的购电协议（power purchase agreement，PPA），而其中的电力收费为每千瓦时（kilowatt hour，kWh）87.4仙。

森美兰州最高统治者（Yang Di-Pertuan Besar）端姑慕克里兹为上述发电厂主持开幕仪式。而该州立法议会议长（Yang Dipertua Dewan Undangan Negeri）拿督哈兹阿瓦鲁丁赛益博士，与大马产业发展主席丹斯里阿兹曼哈欣也出席了这项仪式。

这座厂房在上述仪式上也被大马记录大全（Malaysia Book of Records）授予证书，成为本地最大的电网连接式太阳能发电场地。

上述发电厂仅耗时4个月来竣工，内部安置4万1千零76个太阳能电池板，在今年1月份启动运作后即每月平均可产生100万每千瓦时的电力。阿兹曼说：“大马产业发展优先考虑涉足绿色能源领域，而这不仅限于大马，同时或涉足海外市场。”

大马产业发展是在2006年首次涉足再生能源领域。当时，该公司签署了为期21年的购电协议，以便在彭亨的文东（Bentong）兴建阿马机构柏汀（Amcorp Perting）4兆瓦迷你水力发电厂。这座迷你水力发电厂随后在2009年投入运作，并荣获具有威望的2012年度东协能源大奖（ASEAN Energy Awards 2012）和2013年度大马咨询工程师协会优异银奖（Association of Consulting Engineers Malaysia Silver Award of Merit 2013）。如今，这座厂房正进行扩建活动，以冀将其发电量扩大至6兆瓦。

（吉隆坡22日讯）鉴于保留盈利及现金储备增加，AM产业（AMPROP，1007，主板产业股）建议发送为期5年的优先股。
该公司建议发送高达2亿9786万7868股，5年可赎回可转换优先股，每股面值50仙。
每持2股可获送1优先股。
文告指，若以每股50仙现金赎回优先股，则每股可获25仙红利。
此外，股东也可选择以2优先股转换为1新股。
另一方面，随着脱售莎阿南大道控股有限公司（Kesas Holdings Bhd）的股权，加上伦敦产业带来贡献，AM产业截至3月31日末季净利激增1.9倍，报1亿3481万1000令吉或每股23.31仙。
上财年同期为4645万9000令吉或8.10仙。
不过，营业额却从去年同期的8707万8000令吉，下跌37.92%，达5406万2000令吉.

（吉隆坡17日讯）AM产业（AMPROP，1007，主板产业股）宣布，独资间接子公司Amcorp Far East投资1亿6000万令吉（50亿9300万日元）设立联营公司，在东京发展高级产业和商业增值项目。
Amcorp Far East在今日与亚太Grosvenor、NRJ投资和True Lead投资签署共同投资协议，在香港成立联营公司Grosvenor发展。
NRJ投资与TrueLead投资隶属南丰集团子公司。
根据协议，AmcorpFar East的投资达1亿6000万令吉，亚太Grosvenor的投资为1亿6200万令吉，以及南丰集团投资9720万令吉。
AM产业将持有联营公司38.5%股权。
文告指，通过联营公司可让产业投资与产业发展业务更多元，并善用Grosvenor在东京的知名度与经验，在东京产业市场复苏中获利.

AMPROP share price has been gradually increasing since April this year from RM0.85 to current RM1.27 (5/8/2014) which is a total jump of 49% within 4 months. This bring us our attention to this stock and here are some of the good things that we found:

1. AMPROP posted a 57.3% year-on-year improvement in earnings to RM17.66mil from RM11.23mil, following a 25% rise in revenue to RM40.7mil from RM32.5mil in the second quarter ended June 30, 2014. Earning per share rose to 3.05 sen from 1.95 sen.

2. Net cash company with EPS (Quarterly) now at 3.05 sen with NTA is RM1.65 which is truly undervalued!

3. Low PE at only 4.1. Expected share to be RM1.50 with estimated PE of 7 if EPS retained. Next resistance is RM1.28. A break above 1.28 may further test RM1.35/RM1.39.

4. Proposed capital distribution of RM0.25 per share with the RCPS (Redeemable Convertible Preference Stock), at RM1.27, yield = 19.6% which is still very high and expected price will soar up to at least RM1.70-1.80 by sept-oct.

5. And the business vision, AMPROP has set a priority to grow its renewable/green energy business segment locally n overseas which would contribute handsomely in the future.

6. Last but not least, buy at your own risk.
