The 163.9 acres is from the 17,292,268 square feet or 4,273 acres of land in Iskandar Puteri. Revalued to the 164 acres at RM 310 mil, that land is worth RM 8,077 mil or an additional RM6,453 mil.

This adds Rm1.43 to the NTA of the company, bringing it to basically, RM3. Share prices is currently trading at RM1. So 66% discount.

In which case, why not Daiman or Plenitude, both also got prime land, except at similar valuations despite having not had the land revalued yet and much healthier balance sheets.

Also, do note that land like this in reality will have some discount. You cant just build a condo, you need to build an entire town. That takes time and i meant decades. Put in the time value discount, and its at best worth about 50 cents more.

What tabung haji do is none of my business. It might go up or down, but that's not something i can predict. The only thing i can estimate is the intrinsic value of the company.

Its cheap, but there is cheaper, and im not warren buffet, EPF or Tabung Haji who have 100bil fund, not enough things to buy, so they ahev to expand their criteria's.

the price spread is widest btw analysts' consensus and current price in last 2 years. I will slowly accumulate like tabung haji.

True, however like i said, it takes decades. Im keeping track of this as well. Their land truly is very fantastic one.


Sunshine land value appreciate not depreciate bec land will become lesser n lesser... n also inflation and money depreciate all the time.. So the land value will go up not down...

UEMS share price keeps going down guess is due to no dividend announced this year. The share price will move up if good dividend is announced on coming Q4.

I think this UEMS no hope already. Profit already 2.4 times also no boost...sell lands in Me is and Canada also no boost...sell 1000sqft condo also no boost...sell condo in Australia also n boost.

Follow Lembaga Tabung Haji to collect UEMS. This GLC will boost before GE14. Very high chance the company will declare dividend on coming Q4.
