Set aside land acquisition, the Company improved its operation efficiency after change to newer generation management. In fact this year they made RM7m profit before tax, and income tax expenses in fact is only RM600k. Balance difference is deferred tax expenses (non cash item).
As for Eden, still profitable, increased revenue,increased PBT,plus the news on the sale of land....worth rm120million.....120 mil/ 460 milion( no# of shares)= 26 sen per share to its coffers.
Ttree, based on said report, the impact from land acquisition, Eden expected to gain RM45.48M which indirectly improve the EPS from (-4.29sen) to 7.00sen and NTA/N asset from 0.68sen to 0.82sen. In computing the target price I will use TNB as a base as it is fall under same group (electricity/energy). TNB is about 14 -16times of EPS . so for Eden, discounted at 50% of TNB, that will worked out to: RM0.07sen X 14X 50% = 0.49sen OR 50% of Eden's NTA/NA = (0.82 X 50%)=0.42sen. Thus, the TP is estimate around RM0.42sen to RM50 sen, thus your TP of 0.50sen is deemed reasonable to me.

You are correct sarjenpendek. Last time they make announcement on land acquisition for railway line under ECRL after received the compensation..... So now need to know when they can get the compensation funds.

Friends, i have been monitoring this counter so long already, from long term holding, then after lessons and lessons, to trade low sell high by its trend. The key fundamental to stay me monitoring this counter is for its compulsory acquisition.
Section 4 gazette is on April 2021 - potentially acquire and enter into further survey stage to determine more accurate size of land to be acquired
Section 8 gazette (thanks to Majida sharing) is on May 2022 - this is the key milestone that the exact acreage of the land already determined, only pending the amount of compensation to be finalized and repayment.
For this Section 8 confirmed, I think more or less is confirmed. Now the risk is the lowest time, but for your investment, I suggest you firstly need to factored worst come to worst hold until Dec 2022.
And the most excited part is the post land compulsory acquisition, EDEN cannot do any land transaction (disposal of land) due to currently the title of lands is gazetted due to the ECRL KPC station until the completion. After clear off the balance sheet borrowings, any further disposal of land will be highly possible declared as dividend to distribute to shareholders.
Last last call already, we hope we are the first batch masuk EDEN later on have the most lucrative return one. Anyone if have the land hearing date for pahang gebeng lands then will be more easier for us to estimate payment timing.
Excluded those goreng counters, Bursa not much counters can have transaction (solid cash transaction) more than or equivalent to its market capitalization one. I noticed there is one counter call Harnlen, it happened many years ago end up the share price also up 100% after announcement plus a special dividend declared to shareholders.
It is like property "caveat" some portion of the loans with bank should be settled with this sales proceeds. So i guess it take sometime to settled some loan with bank 1st. Then balance of the sales should be arriving.. jual rumah pon macam ni
What been known that there are technical errors. The final land hearing was on 1st week of August, and form H already received and returned to Land Office . Now just wait for payment. I don't think they like to delay it since it matter of HUGE AMOUNT OF MONEY ........... Now they will chase for payment from MRL Sdn Bhd . Once received it they will make necessary announcement same as per the 1st land acquisition announcement made on 4th Mar 2020. therefore we just wait for their announcement. Just pray that the share price will FLY HIGH.......... TAK KAN LARI GUNUNG YANG DIKEJAR.....
I think even first round of compensation monies received after land hearing. They will still fight for additional compensation (wont disturb the first round compensation timing), this can be refer to the DBhd. Originally they are compensated RM4m (near to RM35/sqft), then they manage to get additional compensation of another RM4m (for the commercial loss for its planned development). Eden have similar justification here.
