just refer to Hong Kong and Shenzhen.
furthermore it only rely on who manage the development of Johor.

Forest city, R & F and danga bay are the top 3 mega project market as next shenzhen, but, it prove fail due to supply far exceed demand. Many target johorean working in SING, but it is estimate only 300k population vs. abundant supply unit available and in coming 60k new unit to surround RTS

There is no more big vacant land available in penang island to develop into township. Reclaim land is only answer, but such reclaim land come at billion cost.

Eastern have now completed first man made island at cost RM 1.12billion and next is second island to be completed by 2028 at cost RM 1.9 billion.

my simple thought is Singapore had took over Hong Kong as ASIA top financial centre recently and is attracting funds, forbes companies, talents into its market (refer to the history of HK)
near future i believe it will bring positive impact to Malaysia market especially Johor state PROVIDED Malaysia is
political stable,
provide attractive business environment,
tax incentive,
talent/skilled competitive,
productive population....
