Axreit (5106, REITs) 終於落實購買位於nusajaya的工業產業Axis Steel Centre，這項謠言傳了很久，終於成真了，賣方為Yongnam Engineering Sdn. Bhd，Axreit 將會把這這產業回租給賣方，雙方簽署SNP(sales and purchase agreement）的同時也簽署了tenancy agreement。

axreit購買的細節如下：
  • 購買價RM153.5 million
  • 產業名稱：Axis Steel Centre
  • address: No. 27, Jalan SiLC 1/5, Kawasan Perindustrian SiLC, 79200 Nusajaya, Johor
  • tenure: freehold
  •  Existing property use: Steel fabrication facility
  •  Provisional Land Area: approximately 26.96 acres
  • Approximate age of building: Approximately 4 years
  • Occupancy rate as at 15 August 2014: 100%
  •  Description of building: 
    • a) Single storey detached factory - Block 1;
      (b) Single storey detached factory - Block 2;
      (c) 2-Storey office building - Block 3;
      (d) 2-Storey detached building - Block 4 - Maintenance & Canteen Building;
      (e) Single storey detached building - Block 5 - Training Centre;
      (f) 3- Storey detached building - Block 6 ;
      (g) and other supporting structures
axreit將會通過貸款集資以完成收購，預計axreit的gearing會上升至38.58%，這產業收購預計最遲會在2015年第一季度完成，雙方簽署的tenancy agreement期限為15年，每3年調整租金，細節如下：

1st term of 3-year RM969,313.00
2nd term of 3-year RM1,066,244.00
3rd term of 3-year RM1,172,869.00
4th term of 3-year RM1,290,156.00
5th term of 3-year RM1,419,171.00

以最初的收購價計算，這產業的回酬率略為7.2%由於收購不牽涉注入新股，axreit管理層對於接下來的DPU(distribution per unit)展望正面，為股東帶來更高回酬。

對uncle來說先不要看building,只是26.96 acres的freehold land就已經讓我流口水了。
