amfirst(5120,REITs)今天发文告收购penang mydin hypermall,其实the edge早前已经以标题“amfirst to acquire Mydin store in Penang”报导。
这项收购案总值RM250mil,卖主为 MYDIN WHOLESALE CASH AND CARRY SDN BHD (COMPANY NO. 275715-K),而amfirst会把mydin store回租给mydin,租约合同为30年,而amfirst享有每5年增加10%租金的权益。根据估价师的report,penang mydin hypermall目前的估值为RM275mil,而amfirst以RM250mil买入,相等于10%的回扣。
这是一项好的收购吗?其实在uncle jim看来,这见仁见智,因为根据the edge的报道,penang mydin hypermall的租金回筹只有5.5-6.5% 如果以6.5%来计算,整个租约期间,amfirst能享有5次的租金调整,也就是说,到最后25年后,租金回筹大约为9.517% 这figure不得不失,至少30年后confirm回本了~ however,6.5%只是the edge的猜测,amfirst的文告中并没有透露实际数额。
该项产业位于Jalan Baru, Bukit Mertajam, 至今尚未完工,预计会在2015年7月尾完成并开始贡献收益,而amfirst的管理层估计,完成收购后,NAV会上升至RM1.27,而且本财政年的收益也会比往年好。可惜的是,amfirst将通过贷款集资,gearing会上升至42.8%,股东们注意了~~
