常年没动作的AHP(4952,MYREITs)竟然突然宣布购入Mydin bandar seremban utama,令uncle Jim相当惊讶,不知是否是巧合,amfirst(5120,MYREITs) 近期也刚宣布购入mydin penang(click here to read),怎么大家都一窝蜂的购入mydin啊?或是这是mydin的企业方向,套现再发展? however,与amfirst一样的是,Ahp与mydin签署30年的超长租约。

Ahp收购的Mydin bandar seremban utama详情如下:

Property use Three (3) storey mall cum hypermarket with two (2) subbasements
Age of the building One (1) year and four (4) months old
Net lettable area 40,003.55 sq. m. (430,594.62 sq. ft.)
Occupancy rate as at 31 January 2015 About 89.10%
Net book value as at 31 December 2014 RM156,456,199

Ahp以RM240mil购入这间全马最大的Mydin,根据报告,该产业位于seremban 2,目前的租用率为89.1% Mydin当然是最大的租户,其他的租户例如: Adidas, Bata, Habib Jewels, Samsung, Sony, Digi, Celcom, Marrybrown, The Chicken Rice Shop and A&W。此外,还拥有Rasa Village Food Court and Ole-Ole Super Bowl。Ahp与Mydin签署的超长30年租约,分为10个term,每3年一个term,当然,每3年调涨租金,租约如下:

以开始的term计算,回筹有7%,而30年后的最后一个term有16.5%回筹,不错嘛~Ahp将通过贷款 + right issue已完成收购,建议的方式为:bank borrowing RM125mil + right issue RM115mil。而完成收购后,预计ahp gearing会上升至36.71% 此外,股东必须注意的当然是right issue,目前仍处于建议阶段,需要获得security commission与shareholder的同意方能实行,但建议如下:

Ahp建议以每5unit获得6unit的认购权,而right issue price或通过right issue前5天平均价计算,预计right issue可为Ahp筹得RM129.6mil,其中RM14.6mil是right issue费用。目前Ahp总unit为 100,000,000 预计right issue后增加120,000,000 new unit,总计有 220,000,000unit
