以目前的股价计算，net cent reit的dy高达9.47%，为大马，香港两地最高，uncle jim昨天才写了一篇“高DY为什么不好” 今天就来分析dy最高的REITs吧:

new cent reit(01275, HKREIT) 2013年7月于港交所上市，虽然在香港上市，以港元交易，可是new cent reit的业务却都在中国，旗下的产业，全是hotel，赚得全是RMB。而new cent reit的后台来头不小，new century group和carlyle gourp都是new cent reit的sponsor，前者为中国最大的酒店集团，坐拥159间酒店。后者在NASDAQ上市，目前管理总值usd194bil的资产。

由于公司刚于2013年上市，并没有全年2013的业绩供2014年业务作比较，可是从下图来看，公司2014年业绩比2013年差。公司于2013年7月上市，在不到一半的财政年内，赚得distributable income RMB80mil，派息 RMB0.1225 per unit，然而来到2014年，全年的收益竟然只挣得distributable income RMB154mil，派息 RMB0.2285 per unit。

深入分析，公司2014年6间hotel的总occupancy rate为56.2%，ADR(average daily rate)为RMB547，对比2013年，occupancy rate 56.9%，ADR RMB580，在quantity与profit margin双双下滑了，不难理解为何公司收益下滑。管理层表示业务下滑是由于政府打贪以及国内hotel供应增加所致。此外，公司在这两年还遭受产业估值贬值，2年累积贬值了大约RMB380mil，相等于资产总值的7.3%，这些unrealised loss导致公司账面“亏钱”2014年EPS为RMB -4.5cent，2013年EPSRMB -16.9cent，虽然这不是公司真金白银的亏钱，可是产业估值降低的后果是gearing上升，NAV下滑，公司2013年NAV与gearing分别为RMB3.06，27% 来到2014年，NAV RMB2.77，gearing 31%

new cent reit manager不直接管理hotel，manager通过10年的lease agreement把hotel出租。这些lease agreement都有base rent + variable rent，base rent 如下图所示，varaibale rent则等于 20% / 25% of revenue + 34% of gross operating revenue – base rent（看图下）确保unitholder不受hotel市场的剧烈变动，收入有所保障。您看看图下，我们就以半年来计算shanghai hotel的base rent吧（shanghai hotel于2014年7月购入），等于RMB22.735mil，加上initial hotel的RMB216mil，只是base rent就已经RMB238,735mil了，可是2014年的total revenue才RMB267,793mil，也就是说，variable rent才RMB29mil

最后，看看new cent reit的产业吧，刚上市时，new cent reit拥有5间hotel，另在2014年7月购入songjiang new century grand hotel shanghai，目前共有6间hotel，合计2467间客房，看图下：

目前来看，new cent reit虽然坐拥高9%以上的DY，可是，我想您应该没兴趣购买吧~ 其实new cent reit才刚上市，可能以后会越来越好，uncle jim会继续观察并向您汇报。
