Okay, then that makes it 43.8 hectares for 12 mil, i.e. about 280k per hectare. Kind of a bit on the cheap side, even for agriculture land, in my opinion.

But then I'm comparing it to agri land in Kota Bharu area. I guess agri land in Besut area has a much smaller price valuation.

TDM palm oil would be shortest distance & most convenient for China buyers. Just need to beef up Kertih port a little bit to handle the shipping & cargo filling.

For plantations closer to Kelantan border, e.g. Besut area, then maybe Too Bali port more convenient.
