Lol...Dr Mahathir’s return restored Japanese faith, says ambassador..with Japan's confidence in Malaysia's economy..very sure foreign investors & world credit agencies will take notice soon..maybe Vt will even accompany Tun M's business delegation to Japan considering BJ group got on-going projects in Kyoto & Okinawa?

No monopoly. No more cronyism. No more racism,but respect to each others religion. If gov system run without corruption , illegal betting will lose its umbrella. If they really concern business friendly and integrity, they should approve the license very soon. 2nd casino and sport betting issue become a real indicator that reflect the maturity and integrity of Gov.

Actually, based on the announcement, the Berjaya Vietnam International University, BVIUT, received VND 11.9 trillion cash injection, resulting in BJLand's shareholding diluted to 0.8% (with the 0.8% to be disposed in near future.) This is against what's previously suggested, i.e., a sale resulting in 600 million USD cash paid to BJLand.

KUALA LUMPUR (June 5): After nearly a decade of delays in project execution, Berjaya Land Bhd (BLand) decided to call it a day. The property group is divesting its investment in a Vietnamese financial centre project at a loss.

In a filing today, BLand said it is selling off the entire 32.5% of total capital contribution in Berjaya Vietnam Financial Center Ltd (BVFC Ltd) to local firms Vinhomes Joint Stock Co and Can Gio Tourist City Corp for 884.93 billion Vietnamese Dong (RM154.86 million) cash.

BLand said a capital transfer agreement was signed between its subsidiary Berjaya Leisure (Cayman) Ltd (BLeisure Cayman) with the purchasers. BLand’s capital contribution in BVFC Ltd originally amounted to 967.31 billion Vietnamese Dong. “The proposed disposal will result in an estimated loss of about RM25.1 million,” it said.

The multi-billion ringgit Berjaya Vietnam Financial Center (BVFC) project was licensed in 2008, but faced multiple hiccups which hindered the project from being executed. The development, said BLand, would have comprised an office building, five-star hotel, service residences and shopping mall on a 6.64-hectare land located at 3/2 Street, District 10, Ho Chi Minh City, Vietnam.

However, BLand clarified that BVFC Ltd has not commenced operations.

“The consideration for the proposed disposal was arrived at on a willing buyer willing seller basis taking into consideration, amongst others, the business valuation, earnings potential and future prospects of BVFC,” it added. The proposed disposal, said BLand, is subject to the approvals from the Department of Planning and Investment in Ho Chi Minh and any other relevant authority.

BLand said the proceeds will be used by the group for working capital, adding that the proposal is expected to conclude during the second half of this year. Vinhomes, a subsidiary of the Vigroup Joint Stock Co, is involved in real estate trading, consulting, brokerage, auction of real estate and auction of land use rights.

Similarly, Can Gio — a 99.05%-unit of Vinhomes — is also involved in real estate trading, real estate brokerage and real estate services. In relation to the disposal, Vinhomes will also potentially purchase Berjaya Vietnam International University Town One Member Ltd Liability Co (BVIUT) from BLeisure Cayman, having injected capital into the unit and effectively raising its stake in the firm to 99.2%

BLeisure Cayman, which is left with 0.8% stake in BVIUT, plans to dispose of the stake in the near future.

“Together with the proposed BVIUT Disposal, the BLand group is also in negotiations on the potential sale of another of its Vietnamese subsidiaries,” said BLand, but did not elaborate on the details.

“Barring any unforeseen circumstances, the proposed disposals of all these three Vietnamese subsidiaries upon completion are expected to record significant gain and improve the consolidated net assets of BLand,” it added.

Shares of BLand closed unchanged at 31 sen apiece, giving it a market capitalisation of RM1.55 billion.

leek, based on the announcement, there are 3 BJLand's Vietnam subsidiaries that are involved:

(1) Berjaya Vietnam Financial Center, BVFC, sold 32.5% (the other 67.5%, if not wrong, is dilution from cash injection by Vinhomes) for RM 154.86 million with an estimated loss of RM 25.1 million.

(2) BVIUT, a cash injection of close to USD 600 million by Vinhomes, resulting a shareholding dilution to 0.8%. The 0.8% is yet to be disposed and that's probably why BJLand doesn't announce the profit/loss of the said investment.

(3) Another BJLand's subsidiary in Vietnam yet to be disposed but no name is disclosed. Together with BVFC and BVIUT disposal, BJLand is expecting a significant gain from these 3 projects disposal.

Hopefully, I have gotten the right picture from the announcement.

"Vingroup acquires two mammoth projects from Berjaya

Leading multi-functional conglomerate Vingroup has recently acquired two projects from Malaysian Berjaya Corporation which have been delayed for a long time.

Vinhomes, Vietnam's leading real estate management company and the property management arm of Vingroup, has completed the purchase of 97.7 per cent stake in Berjaya Vietnam International University Township One Member LLC from Malaysia’s Berjaya Corporation.

This VND11.75 trillion ($515.6 million) deal aims to acquire the long-delayed Vietnam International University Township (VIUT) project.

BerjayaVietnam International University Township One Member LLC is the investor of the long-delayed VIUT project.

The project, which received its investment certificate in July 2008, is located at Tan Thoi Nhi commune in Hoc Mon district. It has an area of 925 hectares and investment capital of $3.5 billion.

According to its design, Berjaya would have set aside 100 hectares for a university. The township was to have 20 schools offering education from kindergarten to high school. The remaining 15-ha area was going to be a multi-purpose complex with a commercial area, residential area, administrative and cultural area, and a healthcare centre that would have operated in conjunction with the university, as well as a gym and a park.

At the point of receiving the investment certificate in 2008, VIUT was the largest foreign direct investment project in Ho Chi Minh City. The city authorities pegged a lot of hope on the project, giving credit to Berjaya’s renown as a big real estate developer.

After ten years, however, the project is still a field of grass and the Ho Chi Minh City People’s Committee requested the city's Department of Planning and Investment to either resolve the difficulties that the Malaysian company is having in implementing the project or revoke the investment certificate.

The investor told VIR about a month ago that it plans to kick-off the construction of the project early this year, however, to date, the construction has been immobile—and has now been taken over by Vingroup.

After the VUIT acquisition, Vinhomes also finished its capital contribution of more than VND2 trillion ($89 million) to Vietnam Berjaya Financial Centre this March, acquiring 67.5 per cent from the investing company of this project.

Located in District 10 of Ho Chi Minh City, the $930-million Vietnam Financial Centre was proposed to have five 48-storey buildings with a total of 600,000sq.m of floor space. It has also been delayed for many years. The site is now used as a parking lot for nearby restaurants.

Berjaya has a series of real estate projects that came along slowly after receiving their investment certificates. In 2013, the authorities of the southern province of Dong Nai revoked Berjaya’s investment certificate for Nhon Trach New Urban Area project because the company failed to start implementation.

In addition, sales were lacklustre at the Bien Hoa City Square apartment complex in Dong Nai, and the Hanoi Garden City urban area in Hanoi.

Lol...from the announcements yesterday plus the articles above..what it means is Berjaya Land Bhd (BLand) has decided to call it a day and the property group is divesting its investment in 3 major properties with substantial gains in Vietnam and bring back the Billions in cash as working capital to save in interest payments (RM400 million?) on loans for its projects in Malaysia..they are probably waiting for for the PH government to announce some kind of tax amnesty before making the big announcement to bring back the money..if u still have extra cash just sailang before the news is out..

please forget the 515m。 that is a capital injection, not payment to BJ. BJland will get about 16-26 millions from VUIT. But the amount is not included the land.
