市场的流动票少的可怜。30大股东都占了90%。很多基金都握着票。等esos价钱定了下来就会起跑。如果不是esos,你觉得能在这个价位买到吗?

esos价钱不美他员工不买啦。价钱高过市价不如在市场买不好。所以他要压得低低才fix esos 价钱。等esos有了价钱就起飞了。

Lagenda 主攻的是二三线城市。
往往这些地方就是没有大型发展商原意去发展起房子。
所以Lagenda可以说是没竞争对手。二三线城市的人们也需要房子的。
能够做到成本低目前为止我看只有Lagenda能够做到。
因为Lagenda是发展商,建筑商和建筑材料商一体化的房产上市公司。
没有别家。

Lagenda手头上的发展项目已经去到60亿了。可以媲美本地数一数二的一级房产商了。

个人觉得Lagenda绝对可以媲美Scientx, Matrix这种靠房地产起家的公司。一线城市的房市已经饱和和出现泡沫了。价钱又高,没什么人负担得起。我国大多数发展商都是主攻高收入和一线城市的市场。
马来西亚低收入者占了大多数,反而这些组群的人被忽略了。你看有哪个发展商会为了低收入者而去发展可负担房屋???有是有,好像什么1prima之类的可负担房屋计划。。。自己看有哪个成功的,而且1prima的价钱也真不是“可负担价钱”。没什么房地产商去接触这个市场因为profit margin真的很低,很低。没什么肉吃。所以他们情愿主攻中高级房地市场。

为什么Lagenda能有这么高的profit margin. 很简单。
因为他们是发展商,建筑商,和建材商一体化的上市公司。

在马来西亚真没几家能够做到一体化的。

你看好想E&O, SP Setia, Ecoworld他们开发的项目都是sub给好像Kerjaya之类的建筑商去做的。所以
profit margin就刷薄了。


而Lagenda就是自己开发项目,自己建筑,自己和自己买材料。所以profit margin可以去到25%左右。

RCPS 还有200m股还没换啦。这几年内都不会转换啦毕竟老板已经持股70多%了。再转换就抵触<25%大众持有%咯。ESOS通常都是低过市价啦这个很正常,都是在限期里面才换的,也不是说发了就一大堆雇员去转换。还有什么warrant要转换的,没有人会去转换啦。哪有人会用高过市价来转换母股啦。

来着的Tapah项目会在每年贡献多100m盈利。加上现在BBSAP和Teluk Intan的项目已经贡献每年200m了。自己先算算fairvalue咯。 这个是Dato Doh在interview 里他自己说的,叫你们自己算。 他也不多说了。 去youtube看他的最新interview啦。 还有老板也暗示会给终期股息。自己算咯。我也不太会。

其实我懒惰说什么 esos虽然是15%可是是分5年 , rcps 目前还有2xxm 忘了有多少 可以自己去看 公司是一直在发展的 公司潜力相对其他建筑股 大很多 所以ib才会给那么高的tp , 只能说这只股票需要时间 就这样

lovrebue, 确实RCPS已经剩下200m多这样罢了。我看你还是没深入了解。市场上的股已经很少了。要推高或推低是很容易的。就看大户几时要推罢了。

Base on FPE x8 for year 2022. Fair value at around RM1.8~RM2. Once esos exercise price fixed, price will rocket up.

ib的计算 已经纳入了总和rcps transferred , 其实主要不是总股数的问题 而是在于这股的发展项目卖出去的是实际的买家 不是炒家 不过看到lagenda的项目和规划有吸引到我 你也要看一年一个township转换的利润啊
