I personally like mkland also. I always collect at the lower point. It was the property star before. Currently under value. I just know that the NTA is 90sen per share. Great to invest.
Heard got some good annoucement coming for mkland. Some project to be annouce. Maybe can look back.into mkland again. Personally think 28sen is a good price to enter
but now there is uncertainty from the outstanding income tax chased amounting to RM80mil. this will affect medium term profitability even if MKLand can nego with IRB to pay in installments
Since IRB had already announced the RM80m tax bill publicly, would the accountants insist MKLand make provisions to their accounts? Very likely the coming result announcement will be bad. If there is knee jerk reaction, it will be another buying opportunity.

Property stocks continued their recovery from last week. We can monitor that most of the property stocks doing well such as ECOWLD, MAHSING, IOIPG, SUNSURIA, CRESBLD and GOB. If you all got follow me last week, GOB is one of the stock I recommended and it hit the highest of RM 0.41 ( + 7% ) from the RM 0.38 ( the price as I recommended ).
Today, I wish to share another undervalue property company which is MKLAND ( 8893 ), this company attract me and current price is fully undervalue among so much property companies.
MKLAND Highlights
The group recorded steady performance of YTD, which registered RM12.5m (+2.5% YoY). The Group plans to use RM47mil from the proceeds of the Perak land sale as working capital and the remaining RM25mil for ongoing and future development project expenses. We expects the company’s net cash to increase to about RM122mil. MK Land has close to 5,000 acres of land, with more than 4,000 acres in Perak, of which 3,000 acres are located in Lembah Beriah. MK Land’s Damansara Perdana near the bustling Taman Tun Dr Ismail-Lebuhraya Damansara Puchong interchange area is its crown jewel. The company bought most of the land and started developing it in 1996, just prior to the 1997/1998 Asian financial crisis. The Group plans to resume development at the 3,000-acre mixed development project, Bandar Teknopolis Perdana (formerly known as Lembah Beriah) in Perak, after halting the project following the launch of the first phase of residential homes 10 years ago. Target price RM0.295, RM0.31 Last closing price RM0.285 Support RM0.28 Possible for Bottom Fishing. MKLAND's share now it well supported above RM0.28 with anticipation of continuous improvement in its momentum and should the price rebound, it may continue to lift price higher to the next resistance levels of RM0.295 and cover the gap of RM0.31.
Conclusion
We believe that MKLAND has good prospect and it's currently trade at undervalue as it's Net Asset per share recored at RM 0.97. MKLAND's share price gapped down on 23rd May due to subsidiary Saujana Triangle Sdn Bhd gets surprise tax bill yet STSB disagreed with the assessment raised by the IRB and will appeal accordingly. We believe it's minor impact to the company as Mkland's strategically located projects in the Klang Valley and Perak are expected to be the key drivers for the Group.
Technically, MKLAND is well support at RM 0.28 and it ready to challenge the immediate resistance to lift the price higher to cover back the gap of RM 0.31.

Got money to hold can buy. Eventually this share will be left with investors who can hold as long as it takes, the price will go up again.
MKLand should develop apartment projects below RM500k per unit around Klang Valley. Sure sell like hot cakes. Even if profit lesser never mind. People want to see an active company, not a sleeping company...
Now the stock is trading at 10 times its RNAV of 2.80...It also means tat it is selling to you at 90% discount...which also means tat you just use only 10 cent to acquire assets tat is worth 1.00...tis is crazy n unacceptable which also point to the foolishness of those who panic sold at 0.275-0.28...
appollo. actually I understand. sometimes price and reports also cannot trust. like my malakof and magnum which for me is blue chip and dividend counters but make me lost more than ten thousand however qr still net profit. but some loss many company share price keep flying n9n stop. example sendai keep flying from 40 sen to 140. almost 350% untung. so for me i am not recommend buy mkland or sell mkland . because after so many times i trade i find out this is luck more than skill . even blue chip also like that. when you win at the game you can tipu people said you good at market financial reports. but when you loss just said tipu by management or tipu by good financial reports . I am quite sure a lot here in this forum are in similar predicament, me included. We are all loyal and strong supporters of MKL, ahem ahem... So MKL management and major shareholder must be trying hard to reward its loyal supporters.
Some of us has gone crazy to talk down the share, so am I sometimes.... out of frustrations....
The only consolation is we bought the share at substantial discount. We are all looking at Tan Sri MK to do something about his company.
To me there is only one strategy to play this share now, for all those who are trapped. You just keep buying with your spare cash. No share price can go down forever. It has to come back up one day. No share price can go up forever, it has to come down one day. As you accumulate, your average cost will get closer to the current price. When the price comes back one day, you can still hope for a substantial gain instead of just hoping for breakeven or getting out...
