A Strata Title is a Title Holding A Group of Properties Like Bungalow Lands or Apartments
In this case transfer cannot be effected as there is no individual title yet. The property can be sold by assignment of ownership.
Eventually for practical purposes the Developer will apply to break up the master or strata title into individual title. In this case the property can be transferred directly from one owner to another unless there is specification that permission is needed by the authority.

1) My Johor Sifu. My first impression of him was deplorable. He only appears in OSK after 12 noon. And his hair is unkempt. He wore shorts & T shirt & cheap slippers. I don't think he even has more than RM30 in his pocket.

Why? Wow! They own all those oil palm lands from Kulai till Mersing. I finally knew that he appeared poor because he kept a low profile. He is richer than all the combined wealth of 30 Remisiers & Stock Brokers.
2) I met a guy in JB High Court. This fella also wore Shorts, T Shirts & Cheap slippers. The rest dressed very decently. The lawyers were wearing suits.
Ha! This fella own more than 200 houses!
But every time we met he would show me a nice cheap place to drink coffee. Nobody in the entire coffee shop would know that he own 200 properties. Some might even mistaken him to be a coffee boy and ask him to fetch their cup of coffee.
3) I know of a Surgeon who dresses simply and won't have more than S$50 in his pocket (He told me). Yet he owned a Good Class Bungalow in Singapore with his own private pool.
To this day I never worry for their cash flow problems at all. All 3 are doing pretty well.
So I don't know how kbunai will resolve the problem of its cash flow.
What I DO KNOW IS KBUNAI IS FILTHY RICH IN ASSETS!
Properties asserts very low in liquidity, not say u want to sell u can sell. In other words, difficult in getting buyers especially if the figures are huge. Just my 2cents and happy trading.
my god "FILTHY RICH IN ASSETS" ? maybe he has not seen what is rich in asset and what is not. Kbunai is not rich in assets, those are small lousy assets. Total lands across the country are less than 2000 acres, mostly at remote places and the only one near to civilisation is that karambunai resort, which is a seaside land... which is barely usable for anything else apart from holiday resort, which is proven unprofitable because there are many other better holiday resorts elsewhere in Sabah.
