Besides that picture I posted also shows a severe land erosion at its sea wall. yep, calvin tell all of u to hold but he run already ( he is now promoting other counters elsewhere ). Tebrau river looked too dirty to get near. As for Straight of Johor the water is greenish in some parts. Other parts slightly murky. I once spent 2 hours fishing there but not even a single bite.

I visited Puteri Harbour about a dozen times. The waters in Puteri Harbour is much better. Diagonally opposite Puteri Harbour is Raffles Marina in Singapore Tuas. I used to go there for bowling and the food is excellent.
Tq calvintaneng -- I intend to buy big into UEMS. I am having confident Nusajaya side is better than eastern side of JB. HSR and potentially MRT extension to Singapore. Moreover, no kampong around Nusajaya, so less problem of relocation of existing kampong folks. Cheers.......

Joel, Please check backward my postings in this kbunai forum. You will notice that I have compiled 4 main assets of kbunai. And their land Value as stated in 2013 Annual Report. Also my Research on Its Current Status if Revalued to present prices.
As You can see they are at least 10 times to 15 times more. So I have chosen the lowest percentage which is ten times more. So go to NTA at 15 cents x 10 = Rm1.50.
I have been into Real Estate for 30 years. And I think it won't be too far from other Registered Real Estate Valuers.

Note: 40 years ago I was on the beach of this deserted Island. It has little value then like kbunai now. Today the best seafacing villa command a price of Rm7,000 sq ft.
If only the rich vip know that once long ago Sentosa (before 70s) this place was called Pulau Belankang Mati. Nobody wanted "Die at the backside of the Island" then.
So I think kbunai has a bright long term future if Pulau Belakang Mati can also thrive.
Those land held by kbunai are the worse of all, Sabah land cannot be sold to foreigners, not even to West Malaysian, so you can forget about it increase in value. Kbunai land in west Malaysia is in the middle of the Malay kampong, impossible to build anything that can be sold for good money. Operational wise, it is impossible to manage the karambunai resorts into profitability.
That is why kbunai is making losses, every single quarter, every single year. Kbunai can only make RM70 million sales a year and loss making, no way to turn around. It is surviving by making rights issue, getting more money from investors by issuing more shares, now ballooned to 7 billion shares after conversion of their warrants. Imagine a company with 7 bilion shares cant even make RM70 million revenue and loss making, it is doomed for sure.
Just look at this posting below ( real story, not imaginary like calvins ).. kbunai villas is rotting away, investors to that scam ( owed investors RM32 million and growing ), investors to that scam also cant get properties transferred to them now being sued.

1) Under My Second Home Program KBunai Villas were sold to foreigners.
Those foreigners are trying to dispose their property for RM1.3 millions.
Some are not in good condition due to neglect. The bad publicity has been reflected in the share price of Kbunai at 7 cents only. Same for Focal Aims when their office was all grown over with moss. Focal Aims dropped to 11 cents in Year 2009. That was the time to buy Focal Aims!!
Later Ecoworld took over Focal Aims and price shot through the Roof near RM5.00. From Over Powering Bearishness to Over Exuberance. And that was the Time Many GOT SUCKED IN! (ALAS! THAT WAS THE TIME TO SELL!!)
2) All The Assets of Kbunai if Revalued Will Be Worth 10 Times More. So NTA is 15 cents x 10 = RM1.50 (IF REVALUED)
So Kbunai is selling at a Huge Discount of 95% - Making it the Cheapest Property Stock in KLSE.
I bought Perak Corp at 60 cents with NTA over RM3.00 in 2006 when nobody wanted. Some future day many will go GaGa over Kbunai just as they do now with Perak Corp. To me Kbunai IS What Perak Corp WAS. Value was NOT RECOGNIZED THEN IN PERAK CORP. SO VALUE IS NOT RECOGNIZED IN KBUNAI NOW!!

All those "new" land valuation are all his own imagination, no real facts or figures. If those land really have values, they could have developed it and make money, but still making losses after so many years... you know why ? facts and figure over the years are telling us that kbunai is rotten.

Najib is budget is short of RM40 billion (contribution from Petronas) and of course GST can contribute RM5-6 billion ( in 2015) but we are still short around RM35 billion in 2015. calvin is depending on Najib to pump money into kbunai, you are investing in kbunai based on this gamble, you are in trouble. There is no way the Gov is going to pump new money into kbunai. If you invest thinking kbunai have high vaue assets, you are also in trouble, just look at the condition of their assets.
Many people buy kbunai because expecting Gov to announce pump money into kbunai during budget day like last time. Very unlikely they will announce it like last time ( last time was a once off mistakes, can be an offence to mention company name, insider trading ).

kbunai have toxic asset, worse than RA. you have to spend hundreds of thousands to millions each month just to maintain those properties, like electric, water bill. Wear and tear is far more greater for sea-side properties because of damp and salty air. kbunai, next RA in the making. kbunai is loss making, quarter after quarter, year after year.. very soon NTA will hit negative and PN17. kbunai may have assets, unfortunately those assets are too expensive to maintain, toxic asset will drag kbunai into PN17.
FACB boss got no choice but to dilute kbunai to his advantage. kbunai owes him money and no money to pay. How to recover money from kbunai knowing very well it is impossible for kbunai to generate profit to pay him, so he just ask kbunai to issue more shares to give it to him. Basically all you shareholders are paying kbunai debt to FACB boss for kbunai.
No big time developer will buy over kbunai because those land cannot be developed into a profitable projects. If can, kbunai already developed it long ago, we wont have villas rotting away and even until now title cannot be transferred to buyers of those villas.
