You are mistaken...this is KSL, that which you mentioned is KSK. Of the 2, KSL is very much larger, and much more established if we are only talking about property

2 days ago added similar amount to both KSL and UEMS. Look where they are now. I am doubting my choice of holding more KSL, even tho KSL is so fundamentally beautiful. But this now is a momentum driven market, where's your momentum KSL

This time Uncle Koon's comments is actually quite fair. Value here is unmatched across all reasonably sized property counters. But there remains a problem that the shareholders are holding 75% and paying themselves 50M a year, and apparently dont care much about share price

Thats the big problem that makes ksl worthless...no point having so many good point and one big big issue that overshadows the positives. Best stay away or be ready to wait 10 years for change. Lol

Ku Khoo stock has attractive fundamental and lower PE, but Ku Khoo pays themself big fat check and left minority shareholders in limbo. 80% shares are holding by own people, if Ku Khoo argue share price not reflect true business value as excuse to privatization KSL, then offer cheap discount price over the NTA, minority shareholders have no choice but to swallow this pill.

Earning is absolutely fantastic but no dividend. If can pay 30% earning and with property uptrend, share price can go above RM1.50 easily. But, when the executive directors want to pay the dividend?

Not defending KSL, but if you take 5YR avg for a Msia property counter, you will likely be misguided. That would have been among the worst 5 years in the last 2 decades. Stocks are valued on future earnings, not the past.

That 236 acres refer to that in Pulai only. This grossly understates KSL's johor exposure. KSL is through and through a Johor developer, then Klang. Improved connectivity to SG itself means a lot more to KSL Mall. Ordinarily it wouldn't mean much, for larger corps like SP Setia, Sunway, for instance. It's meaningful for KSL becasue it's market cap is still smallish, and the concentration in Johor exposure means the circa $100M quarterly profit could go further up. Further there's easy realisation value if they inject rental assets into a KSL REIT

Still, the no dividend policy and 50M director fees will remain problems. Also the management's reluctance to deal with analysts. In short, they don't care and there's nothing minority shareholders can do

this is a cyclical stock. the cycle could be as long as 5 to 10yrs. u ain't going to hold long-term. why bother about dividend?

I am heavily long this stock too. But the more I think about it the way they do things is a concern

FY22 profit before tax 217M. Ballpark figure they took 50M in fees, so you add it back pbt was around 267M, of which they took 50M. That's close to 19% of pbt, for a circa 75% controlling stake

FY23 say 400M. Let's see what they do. I realised they can actually pay themselves 80-100M in fees, and we can't do anything about it.
