At RM1.04, UEMS is only trading at 0.74x P/B, 61% below its 5-year average of 1.9x. Current price is also at 34% and 29% discounts to HLIB and Bloomberg target prices of RM1.58 and RM1.47, respectively.

All shares will rise if our goment takes the right action to rectify 1MDB, EPF, FGV & etc problems. Basically is mismanagement by goment. Is still not too late to correct what is wrong but that all depend on whether our ruling politicians have the will to make it happens or not.

With all the negative sentiment, the dropping ringgit and the low oil price coupled with foreign selling, stocks across will take a beating.
I lost about 9% from UEMS. Still holding, bought at 1.20, get the dividend, and bought more at RM1.
What I like about UEMS is its landbank in Johor and its decision to buy lands in London, Melbourne and in KL. This is where the revenue and profit comes. At least the company is moving into the right direction but it could take time. If it breaks RM1, I think we might see RM0.80

Been london last 2 weeks, damn expensive metro. I think now all focusing on the south east part, a lot of the "Satelite city" concept built at outskirt of greater london nowadays, don't dream about to get a house in surrey, chelsea those orang atas place dude, only BPL player affordable i guess. If UEMS die die buy land at UK, mean CAPEX spike again, dilute earning..

Yup.. and I think the CAPEX wont spike because they already committed an allocated money to purchase landbank every year. And their strategy is to sell Johor and buy overseas...
The Melbourne one already generating income and the reason UEMS net profit drop by 13% is because its cushioned by these overseas sales.

If you track UEMS earning record, UEMS major profit driven is derive from land sale and realize big surplus one off profit over their initial cost of investment. Property development profit is small relatively if compared to land disposal profit. however, land disposal is very depend on timing and ability of UEMS to find good taker whom willing to high premium for its land.

Thus far, UEMS have yet to announce any new land disposal in its Iskandar landbank, therefore, unlikely to have short term catalyst in coming financial result. In addition, unlike local, even UEMS property development is very good in Australia, but it can't recognized progress billing profit. This is because it must wait until the such property is fully complete, then UEMS only can full account lump sum profit from it.
