Quiet quietly, Sunway WB has moves up 67% since low 4 months ago in November 2020. With conversion only RM1.35 after October 2023. WB can easily go beyonds RM1 when Sunway touches RM2.2 soon

Sunway up to Q3 2020 has Cash flow of 300m and Cash available RM2bn.Total dividend for PA per year is only RM51.33m and to pay 0.045 cents to Sunway shareholder only needs RM222m. Sunway is more than capable to pay out both PA and Mother dividend of 4.5 cents

Sunway not just property, property just about 30% of their business. it control more than 50% Suncon, owns about 1/3 Sunreit, it has largest quarry, control Sunway Winstar who is largest general hardware distribution, she has largest clay pipes production facilities in Malaysia, control more than 50% Rating Agency Msia, has largest theme park, top hospital SMCs, sole distributor for CASE construction tractors... They have real estate, construction, education, healthcare, Solar Power supplier, Shopping malls, theme parks, hotels, digitals, quarry........list is too long to mention. Sunway is listed under Trading and services and it is a company involves businesses with high growth potential

floating medical arm was suppose to happens last year. The idea abort due to Covid affected hospital earning. Recently hospital business pick up again, hope the IPO can carry on soon.

Sunway Pyramid Convention Centre designated as Covid-19 vaccination centre for Petaling district
KUALA LUMPUR (March 12): Sunway Pyramid Convention Centre has been designated as the first private large-scale vaccination centre for the Petaling district, where the inoculation of at least 1.8 million people will take place under the National Covid-19 Immunisation Programme.
In a statement today, the conglomerate said the convention centre, which has a built up area of 80,000 sq ft, opened up its doors on March 10 and will be carrying out the vaccination process starting with frontline workers, followed by residents in the Petaling district over the next 11 months until February 2022.
It said the centre will carry out vaccinations for healthcare workers in the government and private facilities as well as essential services from February to April 2021, followed by remaining healthcare workers, essential workers and enforcers as well as senior citizens and high-risk groups from April to August 2021.
Meanwhile, vaccinations for the community at large will be carried out from August 2021 to February 2022. Free parking is provided for those who come to be vaccinated.
As of March 12, it said some 1,400 frontline workers have been vaccinated. The vaccination is carried out by Petaling Health District Office with strict adherence to the standard operating procedures, in small groups, with adequate social distancing.
Sunway Pyramid Convention Centre has the ideal size, strategic location, and infrastructure support we need to ensure the smooth roll-out of the vaccinations. We are thankful to the Sunway Group for its prompt response in offering the convention centre as a vaccination hub and supporting the national immunisation programme,” said the Petaling District Disaster Management Committee.

The price of Sunway PA seem really undervalued. The prices gap between mother share and PA as at 12 March 21 (RM1.69 vs RM1.22) is so wide (about 38.5%).

Assuming you dispose 1,000 shares of the mother share now, you are able to purchase back 1,384 shares of PA with the same value. You will receive the dividend payments for the next five years amounting to RM326.97 [(1,384 X RM0.0525 X 4) + (692 X RM0.0525)]. Of course, the mother shares are also entitled for dividend payment, but Sunway has to declare 6.54% dividend per share each year for the next five years to match the dividend payments of PA.

Ignoring the impact of the dividend payments between mother share and PA, assuming the price of mother share maintain at RM1.69 or drop to RM1.00 at the end of fifth year, the two scenarios as below :

Scenario 1 :

Price of mother share at the end of fifth year : RM1.69
Investment value if maintaining with holding 1,000 mother shares : RM1,690
Investment value if disposing 1,000 mother shares & purchase 1,384 PA : RM2,339
Diff (%) : 38.4%


Scenario 2 :

Price of mother share at the end of fifth year : RM1.00
Investment value if maintaining with holding 1,000 mother shares : RM1,000
Investment value if disposing 1,000 mother shares & purchase 1,384 PA : RM1,384
Diff (%) : 38.4%

If you are long term investor and confident with the management of Sunway where they will enhance the value of the mother shares at the end of fifth year, it's better to dispose the mother shares now and purchase PA with the potential higher returns of 38.4%.

As a shareholder of Sunway today, I intend to apply the above strategy. Can anyone here give me some advice whether this is a smart move ?

@eslee, 1) The dividend for PA is not 6.54% but is 5.25% or 5.25 cents only. 2) Beside the usual higher dividend giving out by Sunway Mother share. Don't forget they can declares much higher dividend if they make extra ordinary profit like Disposing 20-25% Medical Centre. If the dividend is deduct from profit, then PA will not benefit from it. Anyway, there is nothing for sure right or wrong. What I know is, invest in Sunway is for sure correct decision. Maybe you should sell other shares and switch to PA instead of selling Sunway.

What I mean 6.54% dividend payment is actually for ordinary shares where Sunway has to declare RM0.0654 per ordinary share each year for the next five years in order to match with dividend received by unit holder of PA with the same investing amount of mother shares as at 12 March 21.

1,000 mother shares X RM0.0654 X 5 = RM327.00
vs
(1,384 units of PA X RM0.0525 X 4 years) + (692 units of PA X RM0.0525)# = RM326.97

#Unit holder of PA entitled payment of dividend for 50% of their holding in the fifth year after converting 50% of their PA into ordinary shares.

Even Sunway declare higher than RM0.0654 per ordinary share each year for the next five years, there is still 38.4% or RM649 (if mother share maintain at RM1.69 at the end of fifth year) difference between investing in mother shares and PA with the same investing amount. Likewise, if the mother shares drop to RM1.00 at the end of fifth year, there is still difference of RM384.

Optimistically, if the price of mother share increase to say RM2.00 at the end of fifth year, the difference in term of money value even wider i.e. RM768 (RM2.00 X 1,000 mother shares = RM2,000) vs (RM2.00 X1,384 mother shares after converting from PA = RM2,768).

@eslee, yes. Your calculation is right. No one is right or wrong. But PA only convert after WB expires. That means the shares issue will increase by about 1.7bn (700m from WB and 1bn from PA). There will be some dilution. Is too complicated to calculate now. So, I just buy all 3.

Sunway-PA will make a good 4-5 year investment, if compared against FD and REITs. I would still choose to hold some of the mother share. Why? If Sunway decides on a healthcare IPO within the next 4-5 years, that's a potential windfall. I am not sure if PA holders are entitled to it, unless they convert to mother shares. When SunCon was listed, Sunway shareholders received some SunCon shares for free. I expect when SunMed is listed, a similar scenario will unfold.

past few days, many short terms have been flushed out at around 1.65-1.7 for Sunway and 0.35- 0.38 for WB. Soon, they will likely buy back higher price

If you monitor the transaction history, every time the price gain 1 cent, someone will sell 1 to 10 lots to push it back down. There are parties interested in pushing the price to a downwards trend.

At the same time, there are also parties that will push it back up by 1 cent immediately after.

At such a low volume, it it easy to manipulate the share price.
