（吉隆坡28日讯）市场看好金群利集团（MATRIX，5236，主板产业股）进驻印尼产业市场的后续表现，且高层承诺维持现有的派息率。

兴业投行研究分析员与高层会面了解后，认为投资者应该信心面对金群利集团近期的10%配售活动，以及在印尼雅加达北部的回教金融区发展项目。

“这项目标志着金群利集团进入稳健增长中的印尼产业项目。该国产业领域获庞大的人口扶持。”

上述项目位于雅加达北部的雅加达湾的Pantai Indah Kapuk（PIK）2区内，由印尼最大产业发展商安达集团与三林集团（Salim Group）联合发展，项目面积3.6公顷，交通连接该国首都多个区域。

该国发展的金融中心将在PIK 2区进行。整个回教金融中心占地12公顷，银行和保险办公处占地11.5公顷，而金群利集团负责其中的3.6公顷项目。

完成私配筹资

金群利集团获得的回教金融中心建设项目发展总值达5亿美元（20亿3900万令吉），分为两期进行。

首期是建设26层高的双峰塔，楼层面积达9万4000平方米，占地1.4公顷，发展总值2亿美元（8亿1600万令吉），赚幅介于40%至50%之间，料下半年启动。

获得这么庞大的项目后，金群利集团需要额外筹资进行，不过已通过私下配售完成集资，无需银行贷款。

兴业投行研究在报告指，该公司主席拿督莫哈末哈斯拉在会面解释，离岸美元贷款将让该公司暴露在汇率风险下，而印尼贷款则因利率过高加重融资成本。

Bandar Spring is located right beside PD-Seremban Highway. The sales of properties in that area is still consider at lower price range in NS and is quite unlikely ECRL will pass by that area too. How it can compare with Bandar sendayan which is just next to Airport city!

Matrix is a stable dividend counter, but now many ppl move out to other higher potential counters. I myself set the bottom price at 1.85

21mil Share of PP at RM1.986 will be listed on 10/5.
Investors bought PP at Rm1.986 and market share price is RM1.94 now, nothing to get worry :)

Normally PP price will be 5 - 10% discount of market share price. This means the market share price should be between RM2.10 - RM2.20

There has about balance 54mil PP share need to be issued.

Matrix concepts to launch RM1.3 bil worth of projects this year

Matrix Concepts Bhd is targeting to launch RM1.3 billion worth of projects comprising residential and commercial developments this year.

Its chief marketing officer Lim Kok Yee said the company is confident of achieving the target, despite a recent slight slump in the property sector.

“Despite the slump, we had attained our target to launch RM1 billion worth of projects last year, and we believe the sector will improve this year,” he told a press conference after a media tour at the site of Lunaria's second phase project here today.

Lim said among projects scheduled for launch this year, include Lunaria’s third phase.

“The third phase comprises 175 units of superlink houses which will be launched this July, and is expected to complete in the next two years,” he added.

Lim said the project’s first phase consisting of 129 units of superlink houses were sold out, while the second phase comprising 232 units is almost sold out with only 40 units still unsold. — Bernama
