吉隆坡(3月22日):MMC Corp Bhd將以2.5億令吉現金收購Tradewinds Corp Bhd以2億5千萬令吉現金收購開發商Retro Highland Sdn Bhd的50%股權。

MMC在交易所文件中表示,收購價格包括Tradewinds向Retro Highland提供的5500萬令吉股東貸款,包括利息。

Retro Highland是Tradewinds和SP Setia Bhd之間的50:50合資企業。Tradewinds由大亨Tan Sri Syed Mokhtar Albukhary控制,後者還擁有MMC的控股權。

MMC表示,德勤企業諮詢服務有限公司(Deloitte Corporate Advisory Services Sdn Bhd)對Retro Highland的估值在3億5600萬至4億1000萬令吉之間。

它補充說,從估值中排除股東貸款,Retro Highland 50%股權的價值介於1.78億令吉和2.05億令吉之間。

該組織表示,QSPH項目將通過土地交換和強制性土地徵用方式實施-後者涉及DBKL的單位以及在該項目下在Sri Melaka和Sri Pulau Pinang單位擁有單位的個人。

它補充說,其全資子公司MMC Engineering Sdn Bhd預計將招標與QSPH有關的部分建築工程,其在24年內的發展總值估計為160億令吉。

這筆交易是在涉及MMC的另一筆巨額收購之後。

該集團的間接子公司Northport(M)Bhd和Westports Holdings Bhd聯手以2.3億令吉共同從Boustead Holdings Bhd收購虧損的Boustead Cruise Center Sdn Bhd(BCC)。

BCC還是Indah島上9塊土地的註冊所有者,這些土地上有建築物,還有一個69.8英畝的碼頭。

Hehe willtolive then you should look at inari, genting, genm cw when things settle down... If you catch good price returns can be 25-50 percent over 3-4 months -worked for me...tm cw, gfm wb n itronic also quite safe

实达集团(SPSETIA,8664,主板产业股)联营公司Retro Highland私人有限公司(RH公司)与吉隆坡市政厅签署主要协议,启动163亿令吉蕉赖QSPH综合房产项目,重建5650住宅单位,于2028年竣工。

作为交换,RH公司将有77.8英亩租赁土地,包括这项综合发展项目的土地。

我们中和看待这项消息,因为该项目要到2023年才会开始,没有短期效应。

假设税前盈利赚幅为20%,该项目净现值(NPV)约3亿7600万令吉,上调目标幅度约1.5%;由于没有初始资金支出,因此不会影响净负债率。

该发展项目将会有最低盈利保证约2亿2940万令吉,包含额外20%的税前盈利。

至于土地成本为每平方尺521.8令吉,或占发展总值的11.3%,与早前土地交换的价格相似,也符合周边土地价格水平。

项Quality Sustainable People Housing(QSPH)项目涉及建造3971个住宅单位、112间商店或摊位,市集和其他公共设施。

作为交换,DBKL将把52.52英亩的免除产权有期土地转让予Retro Highland。

根据QSPH项目第一期的建设3亿4479万令吉、第二期的8亿3512万令吉,以及1499万令吉的现金,土地总价为11亿9000万令吉。

实达集团指出,交换的土地计划用作一项综合发展项目,包括住宅和商业单位,预计发展总值为110亿3000万令吉,发展期为11年。

QSPH的发展和换地位于陈秀莲地区的东南部,紧邻蕉赖轻快铁站以东。

该集团补充,第一期和第二期预计各需4年才能完成,料2028年完工。

On Boustead Cruise acquisition is only expected to be completed by 3QCY21. As such you wont be seeing it impacting earnings of MMC. Further, by then they would announce their plan to convert it for different services (port).

Those having low entry cost would have wanted to take profit, thus dumping above RM1.10-1.20

When MMC spiked up to RM1.10-1.20, it attracted the attention of ikan bilis and fast-profit hunters/traders

Then when the dumping starts, those who bought at RM1.10-1.20 starts to panic and some decided to cut loss

After this, only quality investors would remain

Flushing out short term traders!

Willtolive and a good synergistic diversification too. They are already in infrastructure construction so property construction wouldn't be totally new to them. It's a natural diversification.

Instead of trying to tender for external jobs which they may or may not secure, they buy half a company to get an almost assured pipeline of construction work.

And property construction, even for low-mid cost ones, have fat margins if u compare with MMC's other segments!

So in conclusion for acquisition announcement on last friday and today are for the medium to long term prospect for the company, which is good for the company.. expect the share price will go even higher after the huge correction

Pinky is so right no stock will fly indefinitely, so this is a correction and nobody able to guess the bottom it could be 1.03 which is yesterday or 0.94-0.98
