I am asking the Lord to move Tan Sri to restore and make amends his past mistakes.

I am one of the many of his customers who are stranded and short changed. We bought houses without the issuance of title. The company he owned has gone into liquidation. The Liquidators are asking for 2% of our S&P value or Market value for their work of validating and applying for the titles. This cost is not supposed to be borne by us and it is the developer's duty to issue title to us and this is where Tan Sri short changed us by allowing his company to go into liquidation even though the company only owe negligible amount of debts.

Since Tan Sri has found Christ, I am asking Tan Sri to restore his past mistakes which is within is capability to handle, let alone God who is on his side. We are not asking multiple times of payback but just give back what's owed to us. TQ and God bless.

Bought already Calvin in few batches before they decided to change the ECRL Route to Negeri Semilan..Now Holding...From my observation, it's following this pattern

0.04<TalamT<0.05

Anyway it's OK, Plan to hold this until end of this year to see what happen :)

Tan Sri Datuk Chan will be given the grace to revive and turnaround TalamT back to it's past dividend paying days after all debts are settled

By then TalamT will rise above 10 sen first

After that it will grow and grow to 25 sen to 30 sen

Financial ratio of TalamT: EPS -0.58, PE 0. Altman Z -0.1, CR 0.80, D/E 1.35! QoQ -80.43%, PM -34.4%, ROE -6.84, Dy 0%. Stark prospect.

This is why, I hope somebody will attend the AGM and ask the CEO what (if any) future Plan A, Plan B....to revive the company so that all the financial ratios will appear +ve.

Disappointed ardent supporter Calvin could not attend.

Put aside all these other considerations

THE value in TalamT lies in its Assets which are still booked at original cost of purchase

The value is being unlocked by 2 plans

A) Outright sale when the price is right

B) Develop and add value to the landbanks and sell as houses, apartments, shops and others

The fastest route is by plan A.

BUT plan B offers the better value longer term

Since Tan Sri Datuk Chan is passing the baton to his son I think plan B though slower will be steadier longer term to make TalamT great again

TalamT will be selling it's Seroja Apts in Dengkil outright when it is completed by Oct 2019

After that it will be debt free and starts paying dividends

Nta 9 sen at old book value

If assets are revalued Nta should be 25 sen to 30 sen

So current price at 4 sen is a screaming buy

2 ways to unlock assets value

Gombak 100 acres land alone is worth rm100 millions or 1 millions per acre

Only Rm25 psf as one acre has 43560 sq ft

If developed into high-rise Apts then value can go to Rm200 millions or more

Gombak is only one of many assets owned by TalamT

Answer

1. TalamT profit is not visible

10 years ago TalamT has Rm500 millions debt
Today it has settled Rm440 millions
Debt is now only Rm68 millions

If no debt to settle TalamT would have reported the Rm440 millions as profit

Now Tan Sri Datuk Chan has stated that TalamT has Rm7 billions in real estate assets

Of these the remaining lands are

1. In prime location like Gombak, selangor, Dengkil, Serendah

2. These lands were bought long ago and still sitting on old book value. If revalued they should be

2x
3x
4x
5x

Or 10x more


What if all these lands are later developed into desirable properties and sold

Then there will be very visible earnings

After its last Rm68 millons debt are settled by either

1. Sale of Seroja Apt in Dengkil

The future earnings could be derived from

1. More asset disposal

Listed in Latest balance sheet is Rm190 millions in investment properties

Rm190 millons divides by 4 billions paid up capital of TalamT is about 4.5 sen exactly

Now TalamT still has ppe of over Rm300 millions of which there are 3 shopping malls, lands in prime location and completed buildings

So if investment properties of rm190 millions are disposed it could me a net cash of 4.5 sen

And if Talam should give this net cash of 4.5 sen as outright special dividend then?

Then if we buy TalamT at 4 sen now we already get back our original capital plus free half sen and still holding free TalamT shares

AT 7.5 SEN PM CORP FELL TO ITS LOWEST

SO ALL WHO MANAGED TO GET PM CORP AT 7.5 SEN HAVE RECEIVED BACK THE ORIGINAL INVESTED CAPITAL OF 7.5 SEN

PLUS ANOTHER HALF SEN PROFIT

PLUS NOW HOLDING FREE SHARES OF PM CORP FOR FOREVER
