But then Goods and Services Tax (GST) is a regressive tax. GST will shift the tax burden from the rich to the poor. Ordinary people will be forced to pay GST when they buy something or use a service. GST will make the poor poorer and widen the gap between rich and poor.

EPF have been acquiring uems shares for many days this month.....this is a strong indication that uems is well supported and could probably moving upwards as the uncertainty regarding RPGT is over...!!

RPGT is bad for speculators. But real house buyers are alot more than speculators. Don't worry property market will remain strong

Akito! I think you got GST wrong! You read too much biased article! GST paid by businessmen, how can poor pay tax! Read first how GST work! Customers not paying GST but businessmen pay to government! If businesmen dont pay and charge us ridiculous, we complaint to consumer association aek them to investigate!

Posted by stockinsider > 2013-10-26 08:51 | Report Abuse

you are wrong furtunebull...not businesman..all malaysian pay the GST..GST have no impact on property ctr.

Exempted from GST are transportation services as well as sale, purchase and rental of residential properties and selected financial services.

Property will be greatly affected by RPGT! Those holding within 3 years need to pay 30% RPGT! Those holding below 5 years 20%! That's a lot! Half buyers are speculators! But we wait and see! Its my personal profile not to hold any property counters until things become very clear! Many other counters to make money such as GST related! Stockinsider! You link only budget highlights! Where's the GST where all Malaysian pay GST! I said you read proper explanation on GST! http://www.youtube.com/watch?v=jABxg2FNiH8 Watch this simple explanation on GST! This link free from all bias!

Posted by stockinsider > 2013-10-26 10:51 | Report Abuse

Hahhaa..rpgt and gst is two different thing sir! Agreed rgpt will impact the property ctr but not gst. I dont agreed with your statement businessman pay the gst not customer..that one totally wrong sir..businesman is a medium to pay the tax to gov..costumer actually pay the tax..i living in multiple country had implemented gst..when we pay the bill actually already included gst..then from this budget gov was excluded any cost of buying property in gst...dont make any speculation if you know nothing about this..dont destroy the property ctr market..please respinsible with any statement..learn..research..then make a valuable statement.

Stockinsider! I never said property counter need to pay GST! I said better go for GST related counters! You reading my comments all wrong! Beside I have made money on UEMS many rounds, I cant say about you! Up to you to defend property counters! I am here to make money from bursa not argue who win the argument! I am stupid fool trying to discuss just to win argument! I am proud to say I made a fortune from bourse and continue to do so! If you think no affect at all, by all means put all your money in property counters! I have no objection!

Before budget announce, almost all property counters were push up, E&O, huayang, uems, mahsing etc! Come Monday, all will drop down! But we shall wait and see! For me, best not to buy if drop! My portfolio will shift towards GST related counters!

We will see next week! The knee jerk reaction! But I am not touching any more property counters for now! How many developers willing to go for affordable housing which give minimal or risky loss projects! Only high end projects give the fat margin!

wah, whole sector bearish. When people scare, this is your chance. Become king of property! 5-10% is little. This is long term effect. So, should more than that.

Posted by Foresight123 > 2013-10-27 01:07 | Report Abuse

Good News is, UEMS is index linked, the market will most probably be up next monday. If Fbmklci breaks 1826, Uems breaks 2.70. If not, Sell.

The drop is temporary, I do not think it is 5-10%. I take it as an opportunity to buy if there is a big drop.
I believe market is always very efficient one, the price drop had been factored in before the budget.
Thank you.
*********************************************************

Exactly brother Ooi. We should look forward to better pricing as GST comes in 2015 and people may rush to buy properties now before the GST comes into effect in 2015. People are smart, buy now rather than wait to pay extra in 2015. Let's see then.

Akito! You should quote it as RPGT for property! No relation to GST! RPGT will be implemented next year! Only GST delay to 1st April 2014!

*********************************

The BN has also included some items to be tax exempt (as opposed to zero rated) under the GST such as residential properties, financial services, health care and transportation. What this means is that the end product sold is not taxed by the GST. But the inputs used to produce these goods and services will still be taxed by the GST. For example, residential properties won’t be taxed by the GST but the construction materials used in the building of these residential properties WILL BE covered by the GST. What this means is that the prices of the goods and services which are tax exempt will also likely rise as a result of the GST.

So, brother Fortunebull, the building materials that goes into building a house is more expensive and so will be the cost of building the house & the developers will past the extra cost to buyers that's for sure. So in a way GST does have an effect on the extra or additional cost of building a house & so why not buy it now rather than wait to pay extra GST?

just a knee jerk reaction. Demand is rather 'inelastic' for properties developed by established cos like UEM, SP,etc. Don't run down these counters just because u r not in it.

akito, totally in agreement with u. Besides all these established property counters has billions in unbilled sales. Once they have fully booked in these sales, high time to benefit further from higher prices thru the indirect pricing effect when GST kicks in. Lastly properties and stocks are meant for long term investment. My 3 childrens medical education were financed by 2 single storey house in Bangsar! I am seeing these house prices on an upward trajectory > 1.4m, no letting down. So invest and hold for returns and for next generation my friends
