Now is not the best time. Mid 2014-2015 is probably best time as many projects (condos n apartments) will be completed coming onstream and will be struggling to find buyers and tenants OR else these units will be vacant. And these will have a domino effect starting from the high end to mid and lower end condos and apartments. Empty/vacant units are very undesirable esp apartments as they are easily subject to vandalism. Apart from that you should watch out for quality of construction, quality of surroundings, quality of owners and tenants and quality of JMC n property manager

What I commented here on 31 Oct on Iskandar was what the President of MIEA said in the Sunday Star dated 17 November 2013. So even the President of MIEA shares my view

73% is from the sale of lands in the iskandar area. No big deal for any company with such strong connections to do this this. We shareholders r interested in revenue from land development. Heartsick!!!. Looks like a further drop tomorrow when u analyze in detail

Yes profits from land sales in Jan 2013 and property sales for first 9 months. nothing after Budget 2014 in October. Developers generally dont sell development land. Unlikely to repeat in last Q and 2014. As such price is likely to retrack

•YTD, UEMS has recognisedRM330m net profit from land sales including the PuteriHarbourCommercial North.

•UEM Land sold RM2.12bn worth of properties in 9M, a 77% yoyrise. 73% of the new sales came from its Nusajayaprojects.

•The group has lined up RM2.2bn worth of launches in 4Q which are in PuteriHarbour, East Ledang, Nusa Idamanand Nusa Bayu.

•In conference call, management indicates that the property cooling measures have so far not made a major impact on buyer interest in IskandarMalaysia and Nusajaya. But it could still be early days and the major test will be in the response to 4Q launches.

UEM Sunrise Bhd’s managing director Datuk Wan Abdullah Wan Ibrahim has taken a medical leave of absence effective Tuesday.

In an announcement to Bursa Malaysia on Tuesday, the group said it has re-designated Datuk Izzaddin Idris, the managing director of UEM Group Bhd as executive director to resume the duties in the company.
