If the land is sold, it will be positive news for both TA and TAGB. The proceeds will bring down the debts of the company. There will also be gain on disposal to increase the company profit.
I believe TAGB would have recieved offers from some very big property players in sydney that have the capacity to develop the property speedily to take advantage of record high property prices. What could be a factor to sell or not is the offer price and also the exchange rate for AUD/MYR. The AUD has lost some of its value lately. If the conversion brings good value the deal could go through. Just my opinion. Lets see.
Singh 1, off course TAGB is vastly undervalued. Firstly, the share price of TAGB is way below the NTA of RM0.54. Secondly, the published NTA of RM0.54 is based on the historical purchase price of the land and properties. All of them are not revaluated to reflect the current market price. The Revised Net Asset Values based on current market property prices should be more than RM1.30 per share.
The report did mention about 3 development projects for 2017. 1) Ativo Suites (GDV RM 550 mil) - launch in Q2 2017 (bet you all have received the sales preview invitation together with the AR) 2) Tower 1 of TA3 & 4 (GDV RM 694 mil) - target launch in 2nd half 2017 3) Dutamas project (GDV RM 482 mil) - target launch in Q1 2018 If they deliver what they promise, this counter will start to get more attention.
