Sunway Medical will be the next one to be listed. It is going to expand to have 1100 beds by end of 2017 from the present 350 beds. Medical and healthcare is able to command very high PE multiples like IHH at 58 times and KPJ at 33 times. There will be good gains for the Sunway shareholders.

It is in their plan. That is why you can see that they have Sunway Medical extension in Sunway, a new hospital in Sunway Velocity, Cheras and another new hospital in Sunway Carnival in Butterworth.

SUBANG JAYA: Kumpulan Sunway tidak menolak kemungkinan untuk menyenaraikan unit penjagaan kesihatannya, Sunway Medical di Bursa Malaysia berikutan permintaan tinggi terhadap segmen berkenaan.

Pengasas dan Pengerusi, Tan Sri Dr Jeffrey Cheah, berkata usaha untuk merealisasikan penyenaraian Sunway Medical dijangka tidak berhadapan masalah besar berikutan orang ramai sudah meletakkan kepercayaan yang tinggi terhadap jenama Sunway dalam sektor penjagaan kesihatan.

Sunway bukan hanya sedang memperluaskan kemudahan perubatan utamanya iaitu Pusat Perubatan Sunway, malah empat lagi kemudahan sedang dibina di seluruh negara iaitu Paya Terubong dan Seberang Jaya (Pulau Pinang), Ipoh dan Sunway Velocity, Cheras.

"Sebaik saja semua hospital berkenaan beroperasi, kami sudah pasti akan mempertimbangkan untuk menyenaraikan Sunway Medical, memandangkan sektor ini mempunyai nisbah harga kepada pendapatan (PE) yang sangat tinggi dan potensinya juga adalah sangat bagus," katanya dalam satu temubual bersama BH, baru-baru ini.

Konglomerat tempatan itu sebelum ini dilaporkan mempunyai rancangan untuk menyenaraikan beberapa lagi unit perniagaannya selepas kejayaan tawaran awam permulaan (IPO) unit pembinaannya, Sunway Construction Bhd pada tahun lalu.

Sunway Construction yang membuat kemunculan semula dalam pasaran saham tempatan adalah antara sebahagian kecil syarikat tempatan yang terbabit dalam IPO pada 2015.

Mengulas lanjut, Cheah berkata, semua hospital yang sedang dibina dengan jumlah pelaburan dianggarkan antara RM700 juta hingga RM800 juta itu dijangka dapat disiapkan serta beroperasi dalam masa tiga tahun akan datang.

Justeru, beliau berkata jika Sunway Medical disenaraikan di Bursa Malaysia, modal yang dijana daripada penyenaraian boleh digunakan untuk membina lebih banyak kemudahan perubatan, termasuk kemungkinan untuk memperluaskan perkhidmatan itu ke luar negara.

"Malah, ada pihak di China yang mempelawa kami supaya mengendalikan pusat perubatan di negara berkenaan," katanya.

Beliau bagaimanapun berkata, Sunway akan tetap meneruskan usaha untuk membina rangkaian hospital baharu kerana syarikat itu mempunyai hubungan bersama beberapa universiti terbaik di dunia.

Healthcare companies like KPJ n IHH are able to enjoy high PE ratio n hence high market capitalisation. KPJ's PE is 32.73 times and IHH 57.11 times. Let us use KPJ (the lesser of the two) to estimate the future market capitalistion of Sunway Medical when it is listed.

KPJ's current condition Price : RM4.20
Market Capitalisation : RM4.4bil
Beds : 2912

Sunway Medical (as at 2018) : Beds : approx. 2000

Sunway Medical's hospitals are located at high income areas namely KL, Bandar Sunway, Butterworth, Ipoh and Penang. Therefore, their revenues per bed will be higher than KPJ. it is reasonable to assume that the 2,000 beds owned by Sunway Medical are generating the same revenues as KPJ's 2,912 beds.

Therefore, I predict that Sunway Medical is able to trade at market capitalisation of RM4.4billion. It will be additional RM2.20/share for the Sunway Berhad. As a comparison, Sunway Construction Group's market capitalisation during IPO was about RM1.45bil.

I also predict that the Sunway Medical will be as important as SunReit and the Sunway Berhad's development division 2 years from now.

Sunway BHD is a holding company, and it takes time to move especially when property market is still kinda slow. Afterall like what @Beza said, mother will get the benefits when sons start to do good. And now it's May, so perhaps need some time, patient.

If based on the ratio, 1. SUNWAY- PE: 7.57, ROE: 11.29%, DY: 11.8%, NP Margin: 17.96% 2. YTL- PE: 16.91, ROE: 6.73%, DY: 6.05%, NP Margin: 9.69%. Therefore, Sunway might be better in terms of ratio

Sunway to double portfolio of malls

PETALING JAYA: The Sunway Group aims to double its portfolio of shopping malls from five malls with a total net lettable area (NLA) of 4.5 million sq ft this year to 10 malls with 10 million sq ft NLA by 2020.

"Our inventory of space is about 4.5 million sq ft. In five years' time by 2020, we hope to have up to 10 million sq ft NLA. Today we are already one of the largest shopping mall owner-operator in the country," Sunway Shopping Malls & Theme Parks CEO HC Chan told SunBiz in an interview.

"Sunway Pyramid today, with the completion of our extension of Sunway Pyramid Part 3, are now closer to two million sq ft NLA. At Sunway Velocity, which is opening at end of this year, we have another one million sq ft while Sunway Putra Mall is another half million sq ft," he said.

The group also has a mall in Seberang Jaya, Penang named Sunway Carnival with 500,000 sq ft as well as a smaller mall located in Kota Damansara named Sunway Giza, which has about 100,000 sq ft NLA.

"We've come a long way from a single mall. Eighteen years ago, we had Sunway Pyramid. Now we have five malls and in the coming years, we will have 10," he said.

Also coming onstream over the next few years are the extension of Sunway Pyramid, that is Sunway Pyramid Part 4; a new mall within Sunway Iskandar in Johor; a new mall in Paya Terubong, Penang; and an outlet mall within Lost World of Tambun in Ipoh, Perak.

For Sunway Pyramid Part 4, Chan said it is in the planning stage for an additional 500,000 sq ft and will be rolled out when the timing is right, depending on demand.

"We still have land to expand the mall... the mall business is dynamic and we have the land area to grow. We can grow based on demand. When there is good, strong demand, we will build," he said.

He said the group is also planning to build a mall within its Sunway Iskandar project in Johor. The mall, which will be located within the 2,000-acre integrated development, will measure at least one million sq ft.

Over in Penang, the group plans to build a one million sq ft mall in Paya Terubong. This will be its second shopping mall in the state – while in Ipoh, a 500,000 sq ft outlet mall will be added to complement the existing theme park, hotel and hot spring within Lost World of Tambun.

"For the mall in Paya Terubong, we plan to open it in a few years time. If all goes well, we will start construction next year. Then, maybe along the way, we could possibly acquire one or two malls over the next few years. That will add up to 10 malls for the 10 million sq ft NLA by 2020," said Chan.

According to Chan, 2015 was a tough year due to the supply of new malls and intensified competition. However, the group remains confident of doubling its shopping malls division's pre-tax profit from RM250 million now to RM500 million by 2020 based on its pipeline of new malls and mall extensions.

He said all its malls are located in strategic urbanised locations and mature catchment areas. The group also differentiates itself by building integrated developments rather than standalone malls.

"There are many malls but what is the differentiation? Malls have moved over the years from functional shopping to experiential shopping, and Sunway Shopping Malls is going along that route.

"Today, in a shopping mall, food and beverage (F&B) is 30%. I remember when I started my career over 30 years ago, F&B was less than 10%. If you add up the non-shopping components – F&B, leisure (entertainment activities like bowling, cinemas, etc), services like telco, massages, banks – these already exceed 50%. When over 50% of a mall is non-shopping, it should be called a lifestyle mall," he added.

Sunway has an advantages as compared to other developers.

At good times, the company will launch more products (residential n commercial) for sales.

At bad times when sales are not so good, the company will construct more investment properties like shopping malls, hotels n hospitals. These investment properties will later be injected into SunReit. It is a win-win situation for both Sunway n SunReit. Sunway will be able to sell the properties with good profits. SunReit will possess good investment properties for rental income.

Quarterly Results are expected by 27 May 2016.
You can blame the overall sentiment for property sector. But I believe this stock is diversified enough to weather the storms ahead. It's an opportunity to buy for the long term.

With property market this slow, considered not bad already for Sunway. Revenue up, but a slight fall in profit. PE: 7.88, ROE 10.84, DY: 12.21%. Hold for long term.

Sunway will run Sunway Velocity for 1 or 2 years until the mall matures. After that the mall will be sold to SunReit. Based on the net lettable area of 1 million sq. ft. and price of RM1,800 per sq. ft., the mall can be sold for RM1.8billion with handsome profit. The recently completed buildings that will be injected into SunReit will be Pinnacle and Sunway Pyramid Tower West Hotel. Other investment properties under construction now that will be injected into SunReit will be Sunway Hospital phase 3 and Sunway Geo office building.

PETALING JAYA (May 26): Sunway Velocity Mall has leased out 80% of its net lettable area of over a million square feet ahead of its opening scheduled for October, said Sunway Shopping Malls and Theme Parks CEO HC Chan. He expects the mall’s occupancy to hit 90% when it opens on Oct 28, and for the mall to achieve full occupancy next year.

The mall has attracted a number of major tenants which include Parkson, TGV Cinemas, Harvey Norman, Uniqlo, Grand Imperial and AEON MaxValu Prime, said Chan at a ceremony to announce the tenants today. Some 50 other tenants are expected to be announced in the next month or so, he added.

"There are so many shopping malls out there now that it is important for retailers to carefully choose where to set up their stores. At Sunway Velocity, it is easily accessible via roads such as Jalan Cheras, Jalan Pudu and Jalan Tun Razak. The Cochrane MRT station is only 100m away while the Maluri MRT and LRT interchanges are just 200m away," he added. The mall also boasts 6,500 parking bays.

Sunway Bhd managing director of the property development division for Malaysia and Singapore Sarena Cheah who was also at the event today noted that the take-up rate of the serviced apartments in Sunway Velocity, the V Residence, is encouraging. "Almost 90% out of our 1,338 units of serviced apartments have been sold to date which is a testament to Sunway's reputable brand and our quality products," she said.

@angielim9955 still holding haha. Yeap, Sunway current PE 7.71. With current EPS of 38.63 sen, PE 10 would translate Sunway price at around RM3.80. But since property market is still kinda slow, i'll collect some around RM2.90 if got chance.
