par value mean nothing at all, eps for properties counters in 2014 will be jeopardised. many property counters are below eps of 14.

when a stock could not move, eps below 5, also is a trash.

Property transactions are likely to decline this year amid cautious sentiment and stringent housing loan regulations by financial institutions.

Real Estate and Housing Developers Association (Rehda) Penang Chairman, Datuk Jerry Chan said the property market was likely to register a decline in both sales and value.

The market is likely to see a 20% decline in value, he said after briefing reporters on the three-day Malaysia Property Exhibition (Mapex) 2014 to be held here beginning Feb 2.

Malaysia's five-year government bonds posted their biggest weekly drop since November and the ringgit fell after inflation accelerated to a two-year high.
The currency touched a five-month low yesterday after data released January 22 showed consumer prices climbed 3.2 per cent last month from a year earlier, exceeding the 3.1 per cent median estimate in a Bloomberg survey. The increase may prompt Bank Negara Malaysia to raise its policy rate by 50 basis points this year, Rahul Bajoria, a Singapore-based economist at Barclays Plc, wrote in a January 22 research note.

Rates are poised to rise. Go calculate the effect of an escalating interest rates environment and a declining property prices, you will have the consequences of a burst in property market.

this is a bloody theory by bank negara with cpi up, opr up. we, in terms of economy structure is different from europe and usa.

when cpi up, mean we pay more for essentials such as petrol, daily products, and basically everything else.

this, of course affect our disposable income.

so, with increase further of opr, we are going to service our housing loan with extra ringgit every month.

so, the last winner is bank and central government.

20% ? that is over exaggerated. how will a price of certain property down ? i believe the mid range of 400k to 700k will be highly affected.

1.when banks restrict loan with stringent rules, more people are declined with loan.

2. when supply overshadow demand, such as no rentals received for a prolonged period, and owner struggling to service loan, seller will desperate to sell off, while buyers will eagerly press down the price.

3. when the en bloc buyer aka pariah property syndicate fail, whole thing goes burst.

many more reason why a property price might be adjusted.

-20% is the starter la. depends on location, some location would even drop 40%. this would happen within next 2 years. right now ppls still reluctant to let go cheap. despite no buyer. but when bank start to lelong property. all hell broke loose. malaysian r too slow too too slow in respond. in hongkong ppls would just walk away with even 20% downpayment n let them forfeit. tell me how many malaysian would do that?
assuming those who paid the downpayment n defaulted n walk away. what would happen to the property? lelong la. pls be reminded property prices is based on LAST done price. not the price u think it is being valued or the price u think u wanna sell. in downtrend. its just throwing to any willing buyer at buyer price.

minus 20%, as what i think is too much. i am a 3 properties owner myself, 2 condos in pj area, and 1 landed bkt jelutong.

i also felt the price of most location in klang valley is over priced.

bank lelong ? you never heard of refinance or remortgage before ? this is all financial tools for money roll money.

so, 2014 is a taboo for property counters.

the best winner is OIL AND GAS, followed by USD DOMINATION BUSINESS, such as gloves, and perhaps GENTING.

p/s.... if u say buy sunway mother, it should be ok for long term, but, call warrant is suicide.

hahaha i suggest only~~of cos i know how to read etc i not ABC lollll...got good chance to earn some small money why not sharing not like suicide so serious la don't be so -ve;) beside i stay near by Sunway area n i can see their progress (which is quite fast better than the target time they have set) etc n also the expanding (shopping mall/property project/service line) etc...

**Suggestion are for people reading only not a MUST to follow (Diff ppl diff minded/thinking/view etc).

i prefer warrant (WA/WB) more than call warrant (CM/CJ etc) cos the risk is double or more than warrant..for my view simple n easy dont so complicated (Eg, if mother share drop till certain point n the warrant will follow drop which mean until the point that mother share rebound same as warrant)

**warrant will have much higher profit margin compare to mother share in short term (Eg mother share boost rm0.1 (0.1/2.65=3.8%) vs warrant rm0.1(0.1/0.58=17%) ) so happy investing^^

***The 4th qtr report will be out soon so i will presume there will be a minor boosting when near mnth end (ard 10-15% perhaps) ^^
