’s RM134.2mil settlement Bithaman Ajil Islamic Debt Securities (BaIDs) rating to CIS from B-IS.
In a statement Friday, MARC said the downgrade reflected the increased uncertainty of Talam’s ability to meet its upcoming final BaIDs payment of RM52.1mil on June 28, 2019.

“Talam has been undertaking asset disposals, particularly land parcel sales in the Klang Valley, to meet its financial obligations in the past but the process has stalled partly due to the current weak property market.
“It has a sizeable land bank of 962.9 acres, of which the company has estimated its unencumbered portion to be valued at about RM680mil as at end-April 2018,” MARC said.
For financial year ended January 31, 2018 (FY2018), the group recorded a significant 49.8% y-o-y decline in revenue to RM56.7mil largely due to lower sales of land parcels. It recorded pre-tax losses of RM21.9mil.
Total borrowings stood at RM109.9mil including the BaIDs, and cash reserves amounted to RM7.3mil as at end-1QFY2019.
The rating agency understands that Talam has pending land sales totalling RM114.8mil, from which the group expects to receive net cash of about RM18.9mil in FY2019.
Although new land divestment could ease the pressure on its liquidity, MARC expects timely asset disposal to be challenging.
The outstanding BaIDs are partially secured against property units and a land parcel in Taman Puncak Jalil, Bukit Jalil, with an aggregate value of RM18.7mil as at end-April 2018, providing a low security coverage of 0.36 times.
Why dig out this news which Talam management already solved.
They have already stated borrowings to be only just above Rm60 millions
Rm19 millions from Bangkok Bank settlement will further pare down borrowings to only rm40 millions
And there is a statement from Lim Guan Eng the FM saying that Ecrl might reroute to include Seremban. This is a new revelation
Now you must know that Company already stated that the pp was for the 70% completed project of Seroja Apt in Dengkil, Sepang
And according to Talam management the Apt will be completed by Sept 2019 and after 100% completion they will sell these Apartments
So if Ecrl is rerouted to include Seremban Talam still benefit by it's just in time Property Sale launch. This will even help to raise more cash faster to pare down borrowings further
Also the Big Ecrl Train Stop in Gombak will unlock value of Talam's 100 acres prime lands there
Now if you study the Annual Report more carefully Talam intends to make these 2 plots of prime lands into a huge development of almost Rm1 Billions. So whether Talam dispose lands or develop lands into Townships the future is very bright
All these so called arm chair news critic didn't realise that Talam had borrowings of Rm500 millions for year 2011.
Now that Talam is turning so positive they are really "blind sided by a tiny weeny problem"
They simply write because this is their job. But if they are not qualified to should just keep their mouth shut.
Making loss sometimes is normal, making loss continuously is totally abnormal...Talam should be taken private or pn17 soon...business run just to pay BoD fat....fat....

Should you add more at 5.5 sen?
That depends on whether you are playing short term or investing longer term
If short term I cannot tell but if you invest longer term sure can due to these reasons:
1. Latest announcement shows the pp of Rm19 millions is to complete Seroja Apt in Sepang by Sept 2019. And in Oct 2019 after 100% completion they will start selling these new Apts
THE revenue from these sales will pare down TalamT debt further and then it should be a debt free company
Latest news from LGE the Finance Minister hinted that Ecrl might be rerouted to include Seremban. Still good for TalamT as its Apts in Sepang will sell faster
2. Company has 100 acres of prime lands in Gombak project GDV almost Rm1 billions
So TalamT should see very bright days ahead whether it sells land outright or build then sell
With that in view if you can invest longer term 5.5 sen is still a great buy
please dont give any misleading trading ideas. some people try hard for their hidden agenda bcoz they aready bought certain counters and want to make sure the share price increase and people buy higher
Im watching some of u here in other forum counter as well...when mrcb hit rm1.4x in 2017, this person tried hard to convince other to buy and hold mrcb. it doesnt make sense at all because mrcb propose right issue and price diluted after the announcement
