At this undemanding price of RM1.38 compared to RM3.66 on May 29th 2013 when it was at its highest
UEMS has already fallen 63% from peak.

I think UEMS is A Far Better Buy With Very Great Potential in Iskandar.

In fact UEMS Is THE UNDISPUTED LANDLORD KING OF ISKANDAR JUST AS HDB IS THE LANDLORD KING IN SINGAPORE!

In the last Q3 result, management already guided that upcoming Q4 result will be stronger + dividend + with Australia property very well received UEMS likely meet its 2014 target to achieved RM 2bil new property sale

Which is about RM21 per sq ft.

UEMS Book Value is RM 5.30 per sq ft

SO THERE IS A WHOPPING 400% UPSIDE

WHAT IF ALL UEMS LANDS ARE REVALUED?

HOW MUCH IS UEMS TOTAL LAND BANK WORTH?

WHAT IF UEMS DECIDED TO ADD VALUE BY BUILDING LANDED PROPERTY AND SELL?

Outlook still very negative for property sector given current global condition, this rebound is last opportunity to get off the ship.next 5 years will likely to see the price double again, but quite skeptical for this and next year. US interest rate increase is inevitable this year...Just personal opinion.

Yes, I do agree that Iskandar is a very promising development in SEA region, long term is good, but short term in 1-2 years, price will be very volatile, one must not forget, it's not hard to implement a development, the hardest part is pulling the crowd and population to create a sustainable and growing condition, this need time to form. Given current global market condition and Malaysia population, things will pause for a while even if no major correction in world market when fed increase rate.

I bought some at RM1.38. Intend to buy more.

Actually I have been watching UEMS since it was over RM3.50. I hope to buy it below RM1.00 like many people expecting.

However, on December 2014 Tabung Haji bought 1.5 Million shares at RM1.72 to my surprise. Prices drifted to just over RM1.25.

Then Insider Bought 100,000 shares at RM1.32. So I am happy to know that UEMS' bottom has been reached.

And now for the Rebound & Upside.

The biggest challenge for coming year still the big 3: BNM interest raise, regulation on property tax rgrd sell/purchase, consumer sentiment post GST era. Good thing is this company got a lot of landbank (this is how they win over construction company), debt ratio still in control. But one thing is this company dun have much elaborate on their future plan, give us a feeling they are lurking and see what to do next. All what we know is yesterday news. Overall, recovery in process, and really need quite a time to fully recovery back to glory days. Fundamental and prospect may be lose to SPSetia, Sunway, but for potential and scale, they are the top. My 2 cent. I leverage a lot at 1.34

One thing to share, for those institution buy or sell, they are using screening tool to trigger the buy or sell call. No need to surprise they buy at what rate. But if we see a scene of everyday buy in for consecutive weeks or months, either they are adjusting their portfolio on this account, or something big is rolling. One typical example: you may check back last 2 years Sunway technical analysis.

Dun put too much hope on Iskandar first. Many challenge ahead. First the canal at thailand if in operation, Singapore port will lost it dominant position. This will be a big hit to Spore economy. If spore turn weak, indirectly will hit Johor as well. As Spore property now into downturn, this is a signal Iskandar might lose some buyer from spore? I think for Iskandar truly take off, plublic infrastructure must be fully ready, example HSR must be in place and should attract more foreign investor setup their plant or business(i dun think it is new york of malaysia, it can win Penang already happy)
