As told by Mr. Tan Pao - The Champion Landlord of Kota Masai, Nusa Damai, Scientex, Taman Air Biru & Taman Pasir Putih - Owner of Over 100 Auction Properties.
On 15th April 2014 Mr. Tan Pao went for JB High Court Auction. He participated in the auction of 7 properties - This Time He Came Out Empty Handed.
1) House No. 40, Jalan Betik 5, Taman Kota Masai, Pasir Gudang. 22' by 70' Single storey 3 rooms 2 baths house. Condition of the house is OK.
Reserved Price RM81,000. Tan Pao bidded till RM115,000
Going Once... Going Twice.....
Someone Raised The Hand & Offered RM119,000. (Another RM4K haigher.)
This is a New High For Betik Area in Auction.
Calvin Tan Bought One Unit Here at RM59,000 only (One year ago)
2) Jalan Bacang Area. 20' by 70' single storey 3 rooms 2 baths. Sold at another new record high of RM120,000 (Last year was RM60,000)
3) Jalan Kuini Area. Same 3 rooms 2 baths single storey. Lousy location. Surprise bidding went up to RM116,000. Last year you can get it below RM60,000.
4) Double Storey Medium Low Cost House 14' by 55' 3 small rooms 2 baths.
Price Bidded Till A High of RM81,000. Tan Pao laughed as he said he bought such houses between RM35,000 to RM42,000 years back. He even sold some at RM55,000 to RM65,000. At RM81,000 it is higher than when he had already sold.
Last year I bought one in Taman Scienetex (Taman Scienetex is just beside Taman Nusa Damai) both better location than Taman Kota Masai. I Bought One 2 Storey 3 rooms 2 baths here at only RM44,000. It has RM15K Renovation on it. The owner bought it for RM80,000 (original price) from Scientex.
5) Several 2 storey low cost houses. 2 rooms only one bath downstair (Upstair no bath room). With some renovation - SOLD at RM58,000. Last year only RM25,000!
So From Here You Will See That Prices Have Gone Up 100% in Just One Year!
By right MP Corp Share Price Should Also Up 100% if everything goes by order. MP Corp should trade above 60 cts by now. And even higher when highway is ready.
And I am pricing MP Corp at "Forced Sale Value" Not Market Value. MP Corp's Market Value is RM1.58 to RM5.00
The Intrinsic value of RM1.58 is based on the land value of Nusa Damai at RM70 psf if updated to current value. The Book value of Nusa Damai is based on year 2008 - 6 six years ago at RM8.50 psf then.
Let me refresh some balance view. I like particularly this one:
Yes, Iskandar land worth RM2,000 per sqft, MP land worth RM1trillion. You think they share with you meh? The land sits on wrong owner with reputation zero and share zero with shareholders his entire life, what makes him change his cheating style now? When his land value worth RM100mil he cheats, then worth RM500mil he cheats bigger money, if now worth RM1trillion, he eat all alive dreaming of how good how value their share will be will be. Keep dreaming felas.
BUT I guarantee share price will go up because someone buy low want to sell high, else no investor will fall into the trap. Especially have cheer leader which buy cheap keep on pumping nonsense in every corner he can find victim. Keep on pushing fair view comments down with his spam. Many greedy will be eaten alive. Maybe price RM0.50 some get con; RM0.60 more get con; RM1.00 all ride on MH370 happy family.

Talamdead To all dreamers. A piece of good land if hold by dead company will be dead no matter how good. Look at Talam has 10times better land in Klang Valley compare to bubble Iskandar with ghost town. There are over supply over build with over crowded developers in Iskandar. This company is hopeless. The last time gain investors interest it did right issue then run away with money and collapse. The cheer leaders are going to trap you to take his shares where he stuck at 50+ and average down at 35+. When enough donkey jump into the bandwagon suddenly the company will issue share again taking your money then PN17 because cannot pay debt. Land taken by banks YOU get shoot and die. Talamdead If you like iskandar buy companies with strong reputation strong land bank and strong profit. Like Tebrau or EcoWorld. Quality assurance. I get con long time ago believe in lies and i now hold Tebrau. Tebrau has 1,000 acre prime land developing, profitable, market value Only rm800; IF BELIEVE THE SHXT people tell you about MPcorp 500 acre slump land cheated from government and development money cheat from bank ran away, you think will do good to you? Talamdead MPcorp cheer leaders once they get their stocks sold to you, you end up crying. Want to cheat people check fundamental capability and integrity of the company. Easier to cheat and after tipu money dont let investors go Holland PN17. Its idiotic If you ignore KL land value vs iskandar. Like so much to dream buy Talam lah. Only rm0.10. And precisely due to the problems of Bill Ch'ng MR MARKET IS GROSSLY UNDER ESTIMATING THE POTENTIAL OF MP CORP
